Baxter Village average home sale price increased 32% in Q1-2024 compared with the same quarter one year ago. The average sale price of a Baxter Village single family home increased by almost $200,000 year-over year. Median home sale price increased 20% from the same quarter one year ago. The median sale price of a Baxter Village single family home increased by $120,000 year-over-year. The average price per square foot of $289 increased 13% year-over year. The number of properties sold declined by one year-over-year. Nine sales in a community with over 1,400 homes is a drop in the bucket. This lack of inventory would account for significantly higher average and median sale prices. While days on market increased compared with the same quarter one year ago, with just 2.0 months of inventory in Q1-2024 and declining 20% from one year ago, Baxter Village remained in home seller “territory.”

Baxter Village townhome average and median sale prices increased in Q1-2024 compared with the same quarter one year ago. The average price per square foot of $254 declined by 4% from one year ago. Although the list to sale price ratio declined by 1% year-over-year and the days on market increased to 24, with 2.11 months of inventory, declining 4% year-over-year, Baxter Village townhome sales remained in seller “territory” in first quarter of 2024.
