“Lower competition gives buyers more time to decide and wiggle room to negotiate, adding up to a less stressful shopping experience,” said Zillow’s senior economist Orphe Divounguy.

  4. Jacksonville

  5. Oklahoma City

  6. Memphis

  7. Detroit

  8. Miami

  9. Tampa

  10. Pittsburgh

 

To come up with the 2026 list of top housing markets for homebuyers, Zillow looked at: 

  • Where home prices are cooling off (but still expected to grow over time)

  • How affordable a typical home is for the average income

  • And where there’s less buyer competition, based on their Market Heat Index

     

Most of the cities that made the cut are in the Midwest or the Sun Belt. Midwestern markets never got quite as wild during the pandemic boom, so they’ve stayed more affordable. And in a lot of Sun Belt metros, new construction is helping boost inventory—meaning more homes to choose from and fewer buyers fighting over them.

 

In half of these markets, a median-income household can afford a typical home—spending less than 30% of their income on the mortgage, assuming a 20% down payment.
