YEAR-OVER-YEAR TRENDS IN CHARLOTTE REGION’S LUXURY SINGLE FAMILY HOME MARKET 

Charlotte Luxury Housing Market: What the Numbers Mean

 

Charlotte’s luxury housing market continued to show remarkable stability in June 2026. Home prices remained largely unchanged from one year ago.  June saw a modest appreciation in average sale price and price per square foot. Meantime, the slight dip in the median sale price reflects the mix of homes that sold rather than a significant shift in overall values. Homes are taking somewhat longer to sell than they were a year ago, but well-priced luxury properties are still moving quickly, with a median time on market of just seven days.

 

At the same time, market activity remained healthy. Closed sales increased at a double-digit pace year-over-year. Pending sales also posted gains. More sellers entered the market compared with one year ago, providing buyers with a broader selection of luxury homes. Inventory continued to expand, yet the overall supply remains balanced and still leans modestly in favor of sellers. Overall, June’s numbers point to a luxury market that is healthy, competitive, and supported by steady buyer demand despite a wider range of available homes.

 

 

 

Sale Prices

 

The luxury home segment in the Charlotte region did not experience major changes in June 2026 compared with one year ago.

      • Median Sale Price: The median price for luxury homes was $1,400,000, down slightly by 1.8% compared with June 2025. The median sale price declined by $55,000 month-over-month. Year-to-date, the median sale price of $1,426,954 is up 1.4% from the same time frame one year ago.

      • Average Sale Price: The average sale price improved to $1,748,468, reflecting a 2.6% year-over-year increase. Compared with one month ago, the average sale price was flat. Year-to-date, the average sale price is 1.5% higher than the same time frame one year ago.

      • Price Per Square Foot: Buyers paid an average of $411 per square foot, up 1.2% compared with the same month last year. Month-over-month, the price per square foot declined slightly. Year-to-date, the average price per square foot is 2.5% higher than the same time frame one year ago.

      • List-to-Sale Price Ratio: The list-to-sale price ratio of 98.6%, declined 0.8% from one year ago and was flat compared with one month ago. Year-to-date, the list to sale price ratio is 0.6% lower than the same time frame one year ago.

         

     

 

 


 

Days on Market

 

Days on market in June 2026 increased year-over-year, but were still low by any measure.

  • Median Days on Market: Luxury homes went under contract in a median of 7 days, increasing 3 days compared with June one year ago. Median days on market declined by one day from the most recent month of May. Year-to-date, the median days on market are 9, 50% higher than the same time frame one year ago.

 

  • Average Days on Market: Average days on market increased 9 days, up 37.5% to 33 days from 24 days one year ago. The average days on market declined by one day from the previous month of May. Year-to-date, the average days on market are 43, 19.4% higher than the same time last year.

     


     

 


 

Sales Activity

 

Closed sales and pending sales were down slightly year-over-year.

  • Closed Sales: 353 luxury home sales closed in June 2026, up 12.8% from 313 closed home sales in June2025. Compared with one month ago, closed sales increased significantly from 298. Year-to-date, closed sales were up 1.3% compared with the same time frame one year ago.

 

  • Pending Sales: 277 luxury homes went under contract, representing an 8.2% improvement from 256 pending sales in June 2025. Month-over-month, pending sales declined from 298 homes. Despite the year-over-year and month-over-month declines in pending sales, year-to-date pending sales were up 8.2% compared with the same time frame one year ago.

 


 

Inventory & Months Supply of Inventory

 

Inventory levels have expanded, but the market remained relatively balanced and still favoring sellers to a degree year-to-date.

  • Homes for Sale: There were 1,207 luxury homes on the market in June 2026, up 9.7% compared with June one year ago. Inventory also increased month-over-month from 1,132 homes for sale. Year-to-date, the number of homes for sale is up 16.2% compared with the same time frame one year ago.

 

  • Months Supply of Inventory: The months supply of inventory at 4.9 months, down 2.0% year-over-year. Month-over-month, the supply of homes was unchanged. Year-to-date, the months supply of inventory is up 2.6% compared with the same time frame one year ago, standing at 4.0 months.

 

 

 

 


 

New Listings

 

New listings declined year-over-year and increased slightly month-over-month.

  • New Listings: 453 new luxury listings entered the market in June 2026, up 19.8% from 378 new listings one year ago. Month-over-month, new listings declined by 66 properties. Year-to-date new listings were up 7.8% compared with the same time frame one year ago.

 

 


 

Showing Activity

 

Showing activity indicates serious buyers continued to act relatively quickly.

  • Showings Until Pending: On average, it took 12 showings for a home to go under contract, unchanged from May 2025. Month-over-month, it took one extra showing for a home to go under contract. Year-over-year, showings until pending were up 8.3% to 13 versus the same time frame one year ago.

  • Showings Per Listing: Listings averaged 4.5 showings, relatively flat compared with June 2025. Month-over-month, showings per listing were also flat. Year-over-year showings per listing were down 5.3% versus the same time frame on year ago.
