Walnut Creek Single Family Home Sales Overview
Walnut Creek home sales in Quarter 3-2024 improved 15% to 31 homes compared with the same quarter one year ago. Compared with Q2-2024, home sales declined by one. The number of properties for sale in Q3-2024 increased 59% to 35 from Q3-2023. New listings increased 133% to 21.
Average home sale prices increased 5% from one year ago, while the median sale price increased 4%. Quarter-over-quarter, sale prices were essentially flat. The average price per square foot increased 3% to $205/square foot compared with the same quarter one year ago.
The list to sale price ratio was unchanged at 99.3%, year-over-year. However, the list to sale price ratio declined 1% quarter-over-quarter.
After declining to 13 days on market in Q2-2024, the average days on market increased 27 in Q3-2024. Year-over-year, average days on market increased 108%. Walnut Creek homes sold relatively quickly, nonetheless, in Q3-2024.
With 1.13 months supply of inventory, Walnut Creek single family homes market remained in home seller “territory.”

Walnut Creek saw just one townhome sell in Q3-2024, an 86% decline from the same quarter one year ago. Sales also declined significantly quarter-over-quarter, from the most recent quarter ended June 30, 2024.
Both average and median home sale prices declined 2% from one year ago. However, this is based on just one sale and not representative of townhome values overall in Walnut Creek.
The list to sale price ratio remained above 100% both year-over-year and quarter-over-quarter.
