Birkdale Home Sales Q1-2025

 

Birkdale home sales Q1-2025 saw both average and median home sale prices increase year-over-year, up 21% and 33% respectively. Compared with the previous quarter ended December 31, 2024, average and median home sale prices also increased significantly, by $130,000 and $78,000 respectively. Average price per square foot declined 3% to $246, compared with the same quarter one year ago.

The number of properties sold increased 67% year-over-year to 10. With some 860 homes in Birkdale, 10 sold homes is a drop in the bucket.

The list to sale price ratio declined 1% to at 99.2% compared with one year ago, nonetheless providing minimal room for Birkdale home buyers to negotiate on price. The list to sale price ratio increased 1.3% from the most recent quarter ended December 31, 2024. 

Average days on market in Q1-2025 increased to 39 day from 13 days, year-over-year. However, the average days on market increased by just five days from Quarter 4-2024.

The months supply of inventory declined 47% year-over-year to 0.7 months, keeping Birkdale a home seller’s market.
