Lake Wylie real estate March 2025 saw both median and average home sale prices remain flat. The number of properties sold were unchanged month-over-month, but declined 62.5% year-over-year. After rising to their highest level in three years in January 2025 (139 days), average days on market in March 2025 fell 38% to 54 days from 75 days in February. New listings remained low, declining by three properties month-over-month and declining 50% compared with March 2024 and 2023. Inventory has remained flat compared with both the previous month and the previous year. The months supply of inventory increased to 9.22 months from 8.67 months in February, keeping Lake Wylie a home buyer’s market. This impacted the list to sale price ratio in March, which declined to 96.71% from 98.78% one month ago and from 98.55% on year ago.

HOME SALE PRICES STEADY
Average sale price in March 2025 was $557,222, up 1.68% from $548,000 in the previous month of February. Year-over-year, the average home sale price was 1.88% lower than in March 2024 when it was $567,875.
Median home sale price in March 2025 was $575,000, up from $570,000 in the previous month of February. The median home sale price improved 3.6% from $555,000 in March 2024. The March 2025 median sale price was at its highest level compared with March 2024 and 2023.
Price per square foot in March 2025 was $208, flat compared with one month ago. The price per square foot was 2.8% lower than the $214 in March one year ago.
DAYS ON MARKET DOWN SIGNFICANTLY A SECOND CONSECUTIVE MONTH
After rising to their highest level in three years in January 2025, average days on market in March 2025 fell 38% to 54 days from 75 days in February. It’s noteworthy that February’s days on market had already declined from 139 days in January. Year-over-year, average days on market increased from 40 days compared with March 2024. Compared with March 2023, days on market were five days lower in March 2025.
LAKE WYLIE HOUSING INVENTORY FLAT
The number of properties for sale in March 2025 was 83, up from 80 in the prior month and equal to 83 in March one year ago. March 2025 inventory was higher than the 77 properties for sale in March 2023. The February 2025 months supply of homes increased to 9.22 months from 8.67 months, keeping Lake Wylie a home buyer’s market based on this metric.
NEW LISTINGS DECLINED 50% YEAR-OVER-YEAR
The number of new listings in March 2025 was 11, down from 14 in the prior month of February. New listings declined 50% compared with both March 2024 and 2023, both of which saw 22 new listings. one year ago (22 new listings) and were lower by two listings from February two years ago.
LAKE WYLIE SALES FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Sales in March 2025 were unchanged from nine in the previous month of February. Sales were 62.5% lower than the 24 sales in March 2024. Compared with March 2023, sales were down from 27.
LIST TO SALE PRICE RATIO JUST UNDER 99%
The March 2025 list to sale price ratio of 96.71% declined from 98.78% in the previous month and declined from 98.55% in March 2024.
