Cornelius real estate March 2025 saw the median home sale price improve month-over-month and decline slightly year-over-year. The average sale price declined both month-over-month and year-over-year. March 2025, Cornelius homes that sold ranged in price from $203,000 to $2.6 million. The price mix of homes sold is likely the reason for the declines in Cornelius’ home sale prices, rather than due to any decline in Cornelius home values. The number of properties sold were up significantly from one month (+54.05%) and one year ago (+21.28%). Days on market increased by three days in March from February and by 13 days from one year ago. New listings increased to their highest level since June 2022, up 67.86% month-over-month and up 80.77% year-over-year. Inventory increased 10.13% month-over-month and 26.9% year-over-year. Despite an increase in inventory and new listings in March 2025, the months supply of inventory declined to 4.39 months from 6.05 months in February from 6.82 months in January, pushing Cornelius back into a balanced market between home buyers and sellers. The list to sale price ratio improved slightly to 98.13% from 97.75% one month ago, but declined 1.56% from March one year ago.

HOME SALE PRICES
Average home sale price in March 2025 was $676,322, down 15.8% from $803,204 in the previous month of February. Year-over-year, the average home sale price was 14.26% lower than in March 2024 when it was $788,837.
Median home sale price in March 2025 was $537,750, up 16.9% from $460,000 in the previous month of February. The March 2025 median home sale price was 2.52% lower than $551,665 in March one year ago.
Price per square foot in March 2025 was $283, down 8.12% from $402 in the most recent month of February. The price per square foot was 3.08% lower than the $292 in March one year ago.
In March 2025, Cornelius homes that sold ranged in price from $203,000 to $2.6 million. The price mix of homes sold is likely the reason for any declines in Cornelius’ month-over-month and year-over-year prices rather than a decline in Cornelius home values.
DAYS ON MARKET
Average days on market in March 2025 were 50 days, up from 47 days in the previous month. One home in Cornelius, which was on the market for 256 days, skewed the March days on market. Without this home, the average days on market would have been unchanged from last month’s 47 days. Year-over-year, average days on market increased 35.14% from 37 days in March 2024. Compared with March 2023, current year days on market were 21 days higher.
CORNELIUS HOUSING INVENTORY UP
The number of properties for sale in March 2025 was 250, up 10.13% from 227 one month ago. Inventory was 26.9% higher than the 197 properties for sale in March one year ago. Inventory was also higher than the 220 properties for sale in March 2023.
Despite an increase in inventory and new listings in March 2025, the months supply of inventory declined to 4.39 months from 6.05 months in February from 6.82 months in January, pushing Cornelius back into a balanced market between home buyers and sellers.
NEW LISTINGS UP DRAMATICALLY
The number of new listings in March 2025 was 94, up 67.86% from 56 new listings in the previous month of February. Compared with March 2024, new listings were 80.77% higher when new listings stood at 52 properties. March 2025 listings were also higher compared with March 2023 which saw 58 new listings. March 2025 new listings were at their highest level since June 2022.
SALES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
Sales were up month-over-month in March 2025 with 57 homes sold compared with 37 homes sold in the prior month. March 2025 sales 21.28% higher than the 47 properties sold in March one year ago. March 2025 sales were higher by 20 properties compared with March two years ago.
LIST TO SALE RATIO
The selling price of 98.13 of list price improved slightly from 97.75% one month ago. The list to sale price ratio was lower than the 99.69% in March one year ago.
