Huntersville Real Estate March 2025 Highlights

Huntersville real estate March 2025 saw no big changes in home sale prices either month-over-month and year-over-year. The March 2025 average home sale price was at its highest level compared with March 2024 and 2023.  The number of properties sold increased a 3rd consecutive month in March 2023, up 45+% from the previous month of February.  Sales also increased 54.22% from March 2024. Days on market declined a second consecutive month, but increased 17 days from March one year ago. New listings increased a 2nd consecutive month in March 2025, up 31% from one month ago and essentially flat compared with one year ago.  Inventory also increased a 2nd consecutive month (+1.67%) and was up 20.68% compared with March 2024. Despite higher inventory month-over-month and year-over-year, the months supply of inventory declined to 3.33 months from 4.86 months in February, pushing Huntersville back into home seller “territory” in March 2025. A list to sale price ratio of 99.42% provided Huntersville home buyers a minimal window of opportunity to negotiate on sale price.

HOME SALE PRICES 

Average sale price in March 2025 was $628,010, flat compared with the previous month of February. The average home sale price increased 3.16% from $608,748 in March one year ago. The March 2025 average home sale price was at its highest level compared with March 2024 and 2023.

 

Median home sale price in March 2025 was $538,250, up 1.89% from $528,262 in the previous month of February. The median home sale price declined 3.88% from $560,000 in March 2024.

 

Huntersville home sale prices ranged from $240,000 to over $1.8 million in March 2025. The small declines in median sale price is likely due to the price mix of homes sold in February as opposed to declines in Huntersville home values.

 

Price per square foot in March 2025 was $244, up 4.72% from $233 per square foot one month ago. The price per square foot was 5.17% higher than the $232 in March one year ago. 

 

 

DAYS ON MARKET DOWN A 2nd CONSECUTIVE MONTH

Average days on market in March 2025 were 41 days, down two days from 55 days one month ago. Year-over-year, average days on market in March 2025 increased 17 days. Compared with March 2023, days on market were three days higher in March 2025. 

 

 

HUNTERSVILLE HOUSING INVENTORY UP A 2nd CONSECUTIVE MONTH

The number of properties for sale in March 2025 increased by seven from previous month of February. Inventory was 20.68% higher than the 353 properties for sale in March one year ago. Inventory was also higher than the 317 properties for sale in March 2023. 

 

Despite higher inventory month-over-month and year-over-year, the months supply of inventory declined to 3.33 months from 4.86 months in February and from 7.92 months in January. pushing Huntersville back into home seller “territory.” This, despite an increase in inventory and new listings.

 

 

NEW LISTINGS UP A 3rd CONSECUTIVE MONTH

The number of new listings in March 2025 was 152, up 31.03% from 116 in the most recent month of February. Compared with March 2024, new listings were 2.01% higher, when listings stood at 149.  March 2025 new listings were higher by 35 properties compared with March 2023.

 

 

HUNTERSVILLE SALES UP A 3rd CONSECUTIVE MONTH

Sales in Huntersville increased 45.45% in March 2025 to 128 from 88 in the previous month of February. Sales also increased 54.22% from 83 in March 2024. Sales were also higher than the112 sales in March 2023.

 

 

LIST TO SALE RATIO UP TO JUST UNDER 100%

The March 2025 selling price of 99.42% of list price improved from 98.82% one month ago. The list to sale price ratio was unchanged from March one year ago. Huntersville home buyers saw minimal opportunity to negotiate on price.
