Huntersville real estate January 2025 saw both median and average home sale prices at their highest levels compared with January 2024 and 2023. The number of properties sold in January 2025 declined to their lowest level in the past three years. Days on market increased 14 days from one month ago and increased 18 days from one year ago. New listings in January 2025 increased almost 27% after four consecutive months of declines. New listings were also higher in the current year than in January one year ago and two years ago. Despite the increase in new listings, inventory in Huntersville declined a 4th consecutive month in January 2025. Nonetheless, inventory in January 2025 was higher than in January 2024 and 2023. The months supply of inventory of 7.92 pushed Huntersville into home buyer “territory” in January 2025. A list to sale price ratio of 98.03% provided Huntersville home buyers a small window of opportunity to negotiate on sale price.

HOME SALE PRICES STEADY
Average sale price in January 2025 was $670,475 unchanged from the previous month of December. The average home sale price increased 19.55% from $561,065 in January one year ago. The January 2025 average home sale price was at its highest level compared with January 2024 and 2023.
Median home sale price in January 2025 was $556,958, down slightly by 1.42% from $564,995 in the previous month of December. The median home sale price increased 17.25% from $475,000 in January 2024. The January 2025 median home sale price was at its highest level compared with January 2024 and 2023.
Price per square foot in January 2025 was $241, up 2.55% from $235 per square foot one month ago. The price per square foot was 6.64% higher than the $226 in January one year ago.
DAYS ON MARKET UP
Average days on market in January 2025 were 58 days, up 14 days from 44 days one month ago. Year-over-year, average days on market in January 2025 increased 18 days. Compared with January 2023, days on market were 7 days higher in January 2025.
HUNTERSVILLE HOUSING INVENTORY DECLINED A 4TH CONSECUTIVE MONTH
The number of properties for sale in January 2025 was 412, down 2.14% from 421 in the previous month of December. Inventory was 33.77% higher than the 308 properties for sale in January one year ago. Inventory was also higher than the 322 properties for sale in January 2025.
The months supply of inventory of 7.92 months pushed Huntersville into home buyer “territory.” This was also the highest level of months supply of inventory compared with December 2024 and 2023.
NEW LISTINGS UP AFTER 4 MONTHS OF DECLINES
The number of new listings in January 2025 was 99, up 26.92% from 78 in the most recent month of December. Compared with January 2024, new listings were 22.22% higher, when listings stood at 81. January 2025 new listings were higher by 8 compared with January 2023.
HUNTERSVILLE SALES DECLINED TO THEIR LOWEST LEVEL IN THREE YEARS
Sales in Huntersville declined 39.53% in January 2025 to 52 from 86 in the previous month of December. Sales declined 11.86% from 59 in January 2024. Sales were lower compared with January 2023, which saw 54 sales.
LIST TO SALE RATIO DOWN
The January 2025 selling price of 98.03% of list price was declined from 99.18% one month ago. The list to sale price ratio declined from 99.32% from January 2024.
