Charlotte Real Estate Report September 2026

Charlotte 16-county housing market for September 2026

Latest news on Charlotte real estate September 2026 and what it means for you…

The Greater Charlotte housing market slowed further in September 2026, with fewer sales, reduced showing activity and buyers continuing to take a more cautious approach. Pending sales declined 4.5% year-over-year, while closed sales fell 10.1%. Although activity weakened from August, the broader market remains relatively close to last year’s levels.

Inventory continued to increase, rising 5.7% to 13,558 homes, giving buyers more options and adding to competition among sellers. Home prices remained relatively stable year-over-year, with the median sales price declining just 0.5% to $392,990 and the average sales price increasing 1.7% to $512,541.

September’s numbers point to a slower Charlotte housing market, but not a dramatic downturn. Buyers are more selective, homes are taking longer to sell, and sellers face greater competition. Nevertheless, home values are holding relatively firm despite softer demand.

Market Activity and Demand

Pending sales reached 3,370, down 4.5% year-over-year. September pending sales also declined 10.4% from August as buyers navigated increasing mortgage rates and continued affordability pressures. Year-to-date pending sales declined 0.5% on a year-over-year basis.

Closed sales totaled 3,429, down 10.1% year-over-year. Closed sales declined 3.4% from August. Year-to-date, closed sales were down 1.8% compared with the same time frame one year ago.

List-to-Sales Price Ratio: Sellers received 95.1% of original list price, essentially unchanged from both one month and one year ago. Even with more inventory and longer marketing times, appropriately priced homes continue to support seller values. Year-to-date, the list to sale price ration was down 0.3% compared with the same time frame one year ago.

KEY TAKEAWAY: September’s slowdown reflects both seasonal patterns and continued affordability pressures. Despite weaker monthly activity, year-to-date sales and pending contracts remain close to last year’s levels, indicating a slower market rather than a fundamental shift in housing demand.

Pricing Trends

Median sales price declined to $392,990, down 0.5% year-over-year. Median sale price also declined 4.1% from August, when it stood at $410,000. Year-to-date, media price of $400,000 remained unchanged from one year ago.

Average sales price reached $512,541, up 1.7% year-over-year. However, average sale price fell 3.3% from August. Year-to-date, the average sale price is up 2.5% from last year at $522,466.

Average list price increased to $557,134, up 4.0% year-over-year. Year-to-date, the average list price is up 2.7% to $550,372 from one year ago. With inventory rising and homes taking longer to sell, however, accurate pricing has become increasingly important for sellers.

KEY TAKEAWAY: Sellers cannot rely on continued price appreciation to justify ambitious asking prices. Pricing must reflect what buyers are willing to pay today and not what similar homes commanded in a more competitive market just a few months ago.

New Listings

New listings totaled 4,674, down 7.8% year-over-year. New listings declined 5.4% from August, while overall available inventory increased 5.7% from one year ago to 13,558 properties. Year-to-date, new listings are 1.4% higher than one year ago.

The continued growth in available inventory is providing buyers with a broader selection of homes and increasing competition among sellers.

KEY TAKEAWAY: Buyers have considerably more choice than they did during the inventory-constrained markets of recent years. For sellers, that makes competitive pricing, condition, presentation and effective marketing increasingly important.

Inventory and Market Balance

Months supply of inventory increased to 3.8 months, up 8.6% year-over-year. Total inventory reached 13,558 homes, up 5.7% from last September.

Although inventory continues to expand across the Charlotte region, supply remains slightly below the level generally associated with a balanced market. Buyers have more choices and greater negotiating room than they did a year ago, while steady demand continues to support sellers.

KEY TAKEAWAY: The Charlotte housing market continues its gradual move toward greater balance. More inventory is creating additional opportunities for buyers without producing a significant decline in home values.

Average Days On Market

Homes spent an average of 54 days on market, unchanged year-over-year. Year-to-date, days on market are up 12.2% from 49 days for the same time frame one year ago.

Longer marketing times reflect a slower, more measured market as increased inventory gives buyers more time to compare properties before making an offer.

KEY TAKEAWAY: Homes are taking longer to sell, making accurate pricing increasingly important. Buyers have more time and leverage, while sellers need to position their homes competitively from the beginning rather than relying on the urgency created by limited inventory.

Showing Activity

Showing activity across the Charlotte region declined 13.2% year-over-year and 10.1% from August. Listings averaged 3.3 showings per property.

Top markets for buyer showing activity included:

  • Matthews: 4.5 showings per listing
  • Waxhaw: 3.6 showings per listing
  • Kannapolis: 4.2 showings per listing
  • Concord: 3.8 showings per listing
  • Monroe: 3.6 showings per listing

KEY TAKEAWAY: Buyers remain engaged, but they are becoming increasingly selective and deliberate. Affordability, location and value are playing important roles in determining which homes and communities attract the strongest activity.

What This Means For Charlotte Region Home Buyers & Sellers

September’s numbers suggest that the biggest change in the Charlotte housing market is not home values, but the pace of buying and selling. With year-to-date median prices unchanged and pending sales down just 0.5% year-over-year, the market remains relatively stable despite September’s slowdown. And while inventory has increased to 3.8 months, it remains below the 4-month threshold generally considered a balanced market.

For home buyers: More available homes mean less pressure to settle for a property that doesn’t meet their needs. With new listings declining 7.8% in September, buyers shouldn’t assume that every neighborhood or price range offers the same selection or negotiating opportunities.

For home sellers: The 95.1% original list-to-sales price ratio indicates sellers are still achieving prices reasonably close to their initial asking prices. However, with fewer buyers actively touring homes, sellers need to be realistic about pricing expectations and the time required to secure an offer.

September’s slower activity does not necessarily signal falling home values. The real challenge for sellers is attracting buyers in a more selective market, while buyers must recognize that increased inventory does not automatically translate into substantial price discounts.
