Indian Land, SC Housing Market Snapshot YTD September 2026 vs YTD September 2025
Here are the key questions (and answers) that explain what’s really happening in Indian Land real estate through the first nine months of 2026.
Are home prices going up or down?
Short answer: They’re down modestly compared with last year.
- Median Sales Price: $503,046 (↓ 5.7% from $533,428)
- Average Sales Price: $557,275 (↓ 3.0% from $574,264)
👉 What this means: Home prices have moderated year-over-year, with the median price showing a larger decline than the average price. This may reflect changes in the mix of homes sold, rather than a uniform decline in individual property values. Buyers are seeing somewhat more favorable pricing conditions than they did one year ago.
Are homes taking longer to sell?
Yes—considerably longer.
- Average Days on Market: 66 days (↑ from 46 days, +43.5%)
👉 What this means: Homes are spending nearly three weeks longer on the market than they did one year ago. Buyers have more choices and are taking additional time to evaluate properties before making purchasing decisions. Well-priced, well-presented homes continue to sell, but sellers should anticipate longer marketing periods and greater competition for buyer attention.
Is there more inventory available?
Yes—and buyers have substantially more choices.
- Active Inventory: 3,375 homes (↑ 17.1% from 2,882)
- New Listings: 909 (↑ 1.7%)
- Months Supply of Inventory: 5.72 months (↑ 21.2% from 4.72 months)
👉 What this means: although new listings have increased only slightly, available inventory has grown significantly. With homes taking longer to sell, properties are accumulating on the market faster than buyers are absorbing them.
Are more or fewer homes selling?
More homes are selling.
- Homes Sold: 636 (↑ 3.1% from 617)
👉 What this means: Despite longer marketing times and higher inventory, year-to-date home sales have increased compared with the same time frame in 2025. Buyer demand remains active, but the larger selection of available homes means buyers can be more selective. The modest increase in sales is encouraging, although sellers are competing for buyer attention in a market with substantially more inventory.
Are buyers paying full price?
Very close—but negotiations have increased slightly.
- List-to-Sale Price Ratio: 98.45% (↓ from 98.74%)
👉 What this means: On average, homes are selling for approximately 98.5% of their asking prices. While sellers are still receiving offers relatively close to list price, the slight decline in this ratio suggests buyers have gained some negotiating leverage. With more competing homes available, sellers may need to be more flexible on price and terms to secure a sale, especially if inventory continues to increase.
What about price per square foot?
It’s also down slightly.
- Average Price Per Square Foot: $221 (↓ 0.9% from $223)
👉 What this means: The modest decline in price per square foot is consistent with the overall moderation in home prices. While this measure has changed very little year-over-year, it reinforces the picture of a market where price growth has eased and buyers are encountering less competitive conditions than they did in 2025.
So… what’s really happening in the Indian Land market?
The Big Picture:
- Inventory is up substantially
- New listings are up slightly
- Sales have increased modestly
- Homes are taking considerably longer to sell
- Home prices have softened compared with last year
- Buyers have slightly more negotiating power
👉 What this means: The Indian Land housing market continues to see buyer activity, but market conditions have shifted over the past year.
The most notable changes are the increase in available inventory, the substantially longer time required to sell a home, and the rise in months of supply. These factors indicate a market moving toward more balanced conditions.
Although more homes have sold year-to-date than during the same period in 2025, buyers have considerably more options and are taking longer to make decisions.
What does this mean for you?
If You’re Selling:
- Accurate pricing is more important than ever.
- Expect more competition from other listings.
- Professional presentation and marketing can make a significant difference.
- Be prepared for a longer selling timeline than last year.
- Homes that remain overpriced risk accumulating days on market and losing buyer interest.
If You’re Buying:
- You’ll have substantially more homes to choose from.
- You’ll likely face less competition than buyers did in 2025.
- You may have greater opportunities to negotiate on price and terms.
- Taking time to find the right home and make an informed decision is now a more realistic option.
