Huntersville real estate February 2025 saw small declines in home prices month-over-month and year-over-year, except for the average sale price, which increased 7.73% from one year ago. As Huntersville home sale prices ranged from $120,000 to almost $2.3 million in February 2025, the small declines in sale prices are likely due to the price mix of homes sold in February as opposed to declines in Huntersville home values. The number of properties sold in February 2025 increased 65+% after declining to their lowest level in the past three years just one month ago. Days on market were down month-over-month, but increased from February 2024. New listings in February 2025 increased almost 27% after four consecutive months of declines. New listings were also higher in the current year than in February one year ago and two years ago. Inventory increased slightly from one month ago by four properties and compared with February 2024 and 2023. The months supply of inventory declined to under five months from almost 8 months, pushing Huntersville back into home seller “territory” in February 2025. A list to sale price ratio of jus under 99% provided Huntersville home buyers a very small window of opportunity to negotiate on sale price.

HOME SALE PRICES
Average sale price in February 2025 was $631,158 down 5.9% from the previous month of January. The average home sale price increased 7.73% from $585,860 in February one year ago. The February 2025 average home sale price was at its highest level compared with January 2024 and 2023.
Median home sale price in February 2025 was $528,262 down slightly by 5.15% from $556,958 in the previous month of January. The median home sale price declined 1.9% from $538,000 in February 2024.
Huntersville home sale prices ranged from $120,000 to almost $2.3 million in February 2025. The small declines in sale prices are likely due to the price mix of homes sold in February as opposed to declines in Huntersville home values.
Price per square foot in February 2025 was $233, down 3.32% from $233 per square foot one month ago. The price per square foot was 5.91% higher than the $220 in February one year ago.
DAYS ON MARKET DOWN MONTH-OVER-MONTH
Average days on market in February 2025 were 56 days, down two days from 58 days one month ago. Year-over-year, average days on market in February 2025 increased 23 days. Compared with February 2023, days on market were four days higher in January 2025.
HUNTERSVILLE HOUSING INVENTORY
After declining for four consecutive months, the number of properties for sale in February 2025 increased by four from previous month of January. Inventory was 33.55% higher than the 313 properties for sale in February one year ago. Inventory was also higher than the 302 properties for sale in February 2023.
Despite higher inventory month-over-month and year-over-year, the months supply of inventory declined to 4.86 months from 7.92 months pushing Huntersville back into home seller “territory.”
NEW LISTINGS UP A 2ND CONSECUTIVE MONTH
The number of new listings in February 2025 was 115, up 15% from 100 in the most recent month of January. Compared with February 2024, new listings were 25% higher, when listings stood at 92. February 2025 new listings were higher by 42 compared with February 2023.
HUNTERSVILLE SALES INCREASED
Sales in Huntersville increased 65.38% in February 2025 to 86 from 52 in the previous month of January. Sales also increased 19.44% from 72 in February 2024. Sales were also higher than the 76 sales in February 2023.
LIST TO SALE RATIO UP
The February 2025 selling price of 98.82% of list price improved from 98.03% one month ago. The list to sale price ratio was unchanged from February one year ago. Huntersville home buyers saw just a small window of opportunity to negotiate on price.
