Lake Wylie Real Estate February 2025 Highlights

Lake Wylie real estate February 2025 saw home sale prices generally decline except for a 1.8%  increase in the year-over-year median home sale price. As sales prices in February were based on a very small number of sales–just nine sales in total–these price declines are more a result of the price mix of homes listed and sold than of any significant change in the value of homes in Lake Wylie. The number of properties sold increased 80% month-over-month, but declined almost 31% year-over-year. After rising to their highest level in three years in January 2025, days on market declined 46% to 75 days in February 2025.  New listings remained low, improving by three properties month-over-month, but were down compared with February 2024 and 2023.  Inventory has remained flat compared with both the previous month and the previous year. The months supply of inventory declined to 8.67 months in February, keeping Lake Wylie a home buyer’s market. By the same token, the list to sale price ratio increased 3.23% to just under 99% in February, providing home buyers a very small window of opportunity to negotiate on sale price.

HOME SALE PRICES 

Average sale price in February 2025 was 548,000, down 19.53% from $681,000 in the previous month of January. Year-over-year, the average home sale price was 10.64% lower than in February 2024 when it was $613,262.

 

Median home sale price in February 2025 was $570,000, down 14.41% from $666,000 in the previous month of January. The median home sale price improved 1.79% from $560,000 in February 2024. The February 2025 median sale price was at its highest level compared with February 2024 and 2023.

 

Price per square foot in February 2025 was $209, down 4.13% from $218 one month ago. The price per square foot was 3.24% lower than the $216 in February one year ago.

 

It’s important to point out that sales prices in February were based on a very small number of sales–just nine sales in total. These numbers are more a result of the price mix of homes listed and sold than of any significant change in the value of homes in Lake Wylie.

 

 

DAYS ON MARKET DECLINED SUBSTANTIALLY FROM JANUARY

After rising to their highest level in three years in January 2025, average days on market in February 2025 were 75 days, down 46.04% from 139 days one month ago. Year-over-year, average days on market increased from 48 days compared with February 2024. Compared with February 2023, days on market were four days lower in February 2025

 

 

LAKE WYLIE HOUSING INVENTORY FLAT

The number of properties for sale in February 2025 was 78, up from 76 in the prior month and in February one year ago. February 2025 inventory was also lower than the 79 properties for sale in February 2023. The February 2025 months supply of homes declined to 8.67 months, keeping Lake Wylie a home buyer’s market based on this metric.

 

 

NEW LISTINGS REMAINED LOW

The number of new listings in February 2025 was 13, up from 10 in the prior month of January.  New listings declined 43.48% compared with February one year ago (23 new listings) and were lower by two listings from February two years ago. February 2025 new listings were at their lowest level compared with February 2024 and 2023.

 

 

LAKE WYLIE SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Sales in February 2025 improved 80% to 9 from 5 in the most recent month of January. Sales were 30.77% lower than the 13 sales in February 2024. Compared with February 2023, sales were unchanged.

 

 

LIST TO SALE PRICE RATIO JUST UNDER 99%

The February 2025 selling price of 98.78% of list price increased from 95.55% in the previous month and was equal to the February 2024 list to sale price ratio. Lake Wylie home buyers saw just a small window of opportunity to negotiate on home price in February 2025.
