Lake Wylie real estate January 2025 saw home sale prices increase month-over-month, while declining year-over-year. The number of properties sold declined to their second lowest level in three years. Days on market rose to their highest level in three years. New listings remained low, improving by two properties month-over-month, but were down compared with January 2024 (down 40% YOY) and 2023. Inventory declined a third consecutive month. Despite the low level of new listings and inventory, the January 2025 months supply of inventory stood at 15 months, firmly positioning Lake Wylie as a buyer’s market. The list to sale price ratio of 95.55% provided home buyers a window of opportunity to negotiate on sale price. It’s important to point out that Lake Wylie’s housing market statistics in January were based on a very small number of sales–just five sales in total–which could be skewing the numbers to a degree.

HOME SALE PRICES
Average sale price in January 2025 was $681,000, up 5.77% from $643,864 in the previous month of December. Year-over-year, the average home sale price was 24.95% lower than in January 2024 when it was $907,377.
Median home sale price in January 2025 was $666,000, up 13.85% from $585,000 in the previous month of December. The median home sale price declined 6.85% from $715,000 in January 2024.
Price per square foot in August 2024 was $218, down 9.81% from $252 one month ago. The price per square foot was 3.96% lower than the $227 in January one year ago.
It’s important to point out that sales prices in January were based on a very small number of sales–just five sales in total. These numbers are more a result of the price mix of homes listed and sold than of any significant change in the value of homes in Lake Wylie.
DAYS ON MARKET RISE TO THEIR HIGHEST LEVEL IN 3 YEARS
Average days on market in January 2025 were 139 days, up 35.29% from 74 days one month ago. Year-over-year, average days on market increased from 45 days compared with January 2024. Compared with January 2023, days on market were 59 days higher in January 2025
LAKE WYLIE HOUSING INVENTORY DECLINED A 3RD CONSECUTIVE MONTH
The number of properties for sale in January 2025 was 75, down 1.32% from 76 in the prior month. Inventory was unchanged from the number properties for sale in January one year ago. January 2025 inventory was also lower than the 84 properties for sale in January 2023. The months supply of homes increased to 15 months in January 2025.
NEW LISTINGS REMAINED LOW
The number of new listings in January 2025 was 9, up from 7 in the prior month of December. New listings declined 40% compared with January one year ago (15 new listings) and were lower by four listings from January two years ago. We’ve now seen five consecutive months with new listings at 10 or less.
LAKE WYLIE SALES AT THEIR SECOND LOWEST LEVEL IN 3 YEARS
Sales in January 2025 declined 54.55% to 5 from 11 in the most recent month of December. Sales were 61.54% lower than the 13 sales in January 2024. Compared with January 2023, sales were lower by 6 in January 2025.
LIST TO SALE PRICE RATIO FLAT
The January 2025 selling price of 95.55% of list price declined from 97.31% in the previous month and from 97.76% in the same month one year ago. As with home prices in January 2025, this ratio could be somewhat skewed based on the small number of homes sold in the first month of 2025.
