January 2025 closed home sales improved 7.1%  year-over-year in the 16-County Charlotte region. This was the fourth consecutive month of improved closed sales. Closed sales declined by 22% month-over-month, a typical seasonal trend for December.

 

Pending sales remained unchanged year-over-year. Month-over-month, pending sales rose 26.2%, indicating sustained buyer interest and demand for homes in the Charlotte region.

 

Days on market increased 35.7% to 57 days in January compared with the same month one year ago when they stood at 42 days.

 

The Charlotte region’s home prices remained on the rise in January 2025 with buyer demand steady. Average sale price increased 9.1% in January 2025 to $491,285 compared with the same month one year ago, while the median sale price increased 2.7% year-over-year to $385,000.  This was the 18th consecutive month of year-over-year sale price increases. 

 

The January list to sale price ratio declined 1% year-over-year to 95.4%. Month-over-month, the list to sale price ratio increased slightly.  Home buyers are seeing opportunities to negotiate on price. 

 

January 2025 new listings increased 11.3% year-over-year.  January new listings were higher by 411 properties compared with January 2024. January 2025 marks the 15th consecutive month of increases in new listings. Month-over-month, new listings jumped 52.7%. Despite the increase in new listings, the average list price increased 4.7% in January compared with the same month one year ago.  Although listing activity has increased, it hasn’t been enough to significantly impact supply and home prices.

 

Overall inventory increased 32.7% from the same month last year. Despite the increase in new listings and inventory, January’s months supply of homes for sale at 2.3 months, kept Charlotte region in “home seller territory.”  Although the Charlotte Region had 33% more homes for sale in January 2025 compared with one year ago, the Charlotte housing market is nowhere near balanced as yet and buyer demand continues to outpace supply.

 

Buyer foot traffic dipped 2.4% year-over-year with listings averaging 5.2 showings per property.
