Cornelius real estate February 2025 saw the median home sale price decline month-over-month and year-over-year. The average sale price declined month-over-month, but improved year-over-year. In February 2025, Cornelius homes that sold ranged in price from $215,000 to $4.5 million. The price mix of homes sold is likely the reason for the declines in Cornelius’ month-over-month home sale price and the year-over-year and month-over-month median home sale prices, rather than due to any decline in Cornelius home values. The number of properties sold were up month-over-month and flat compared with February one year ago. After four consecutive months of increases, days on market declined 16% in February 2025, but increased versus February 2024. New listings increased from one month ago and from one year ago. Inventory decreased month-over-month, but increased year-over-year. The months supply of inventory declined 0.77 months to 6.06 months, keeping Cornelius in home buyer “territory.” The list to sale price ratio declined 0.68% from one month ago and was flat compared with February one year ago.

HOME SALE PRICES
Average home sale price in February 2025 was $803,204, down 32.46% from $1,189,203 in the previous month of January. Year-over-year, the average home sale price was 43.69% higher than in February 2024 when it was $558,994. The February 2025 average sale price was at its highest level compared with February 2024 and 2023.
Median home sale price in February 2025 was $460,000, down 20.42% from $578,000 in the previous month of January. The February 2025 median home sale price was 13.21% lower than $530,000 in February one year ago.
Price per square foot in February 2025 was $308, down 23.38% from $402 in the most recent month of January. The price per square foot was 3.01% higher than the $299 in January one year ago.
In February 2025, Cornelius homes that sold ranged in price from $215,000 to $4.5 million. The price mix of homes sold is likely the reason for the declines in Cornelius’ month-over-month average home sale price and the year-over-year and month-over-month median home sale prices, rather than due to any decline in Cornelius home values.
DAYS ON MARKET DOWN 16% FROM ONE MONTH AGO
After four consecutive months of increases in average days on market, average days on market in February 2025 were 47 days, down from 56 days in the previous month. Year-over-year, average days on market increased 67.86% from 28 days in February 2024. Compared with February 2023, current year days on market were just one day higher.
CORNELIUS HOUSING INVENTORY DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
The number of properties for sale in February 2025 was 224, down 3.86% from 233 one month ago. Inventory was 15.46% higher than the 194 properties for sale in February one year ago. Inventory was also higher than the 211 properties for sale in February 2023.
The months supply of inventory in February 2025 declined to 6.05 months from 6.82 months pushed, keeping Cornelius on the edge of a home buyer’s market.
NEW LISTINGS UP
The number of new listings in February 2025 was 55, up 12.24% from 49 new listings in the previous month of January. Compared with February 2024, new listings were 5.77% higher when new listings stood at 52 properties. February 2025 listings were also higher compared with February 2023 which saw 44 new listings.
SALES UP MONTH-OVER-MONTH | FLAT YEAR-OVER-YEAR
Sales were up month-over-month in February 2025 with 37 homes sold compared with 34 homes sold in the prior month. February 2025 sales were unchanged from February 2024. February 2025 sales were lower by seven properties compared with February two years ago.
LIST TO SALE RATIO
The selling price of 97.75% of list price declined slightly from 98.34% compared with one month ago. The list to sale price ratio was equal to that of February 2024.
