June 2025 Housing Market Overview for the 16-County Charlotte Region

Home sales in the 16-county Charlotte region showed renewed momentum in June, with closed sales rising 8.3% year-over-year to just over 4,100 homes. Compared with May, sales were up 2.4%, driven by increasing inventory, price softening in select areas, and a temporary dip in mortgage rates to around 6.7% in mid-May. As inventory and housing supply continue to grow, buyers across the region are benefiting from expanded options. Seller confidence remained steady, reflected in a 1.8% year-over-year increase in new listings, though listings declined 13.5% from May. Since March 2024, consistent listing activity has steadily boosted inventory, contributing to a more balanced market. Home prices edged upward in June, with the median sales price up 2.7% year-over-year to $417,250, and the average sales price climbing 3.5% to $538,714. Year-to-date, the median price remains stable at $399,000—up 2.3% from the same period last year.

 

Overall Market Performance: June 2025

Closed sales rose 8.3% year-over-year (just over 4,100 homes sold) and increased 2.4% from
May.
• Buyers responded to increased inventory, slightly cooler prices, and mid-May mortgage rates
that dipped to 6.7%.
Pending sales increased 7.6% year-over-year but declined 7.7% from May—signaling that buyers
may be cautious amid ongoing economic uncertainty.

 

Inventory Growth – Balance Emerging

New listings were up 1.8% year-over-year (5,441 homes added), though down 13.5% month-
over-month—a seasonal dip.
Inventory rose 35.9% year-over-year to 11,478 homes and up from 11,011 one month ago.
Months of supply rose to 3.2—up from 2.5 months last June and up from 3.1 months in the previous month of May.

 

By Property Type

Townhome inventory up 54.6%, condo inventory up 59.1%, single-family inventory up
32.0%.
Months supply: Single-family (3.1), Townhomes (3.5), Condos (4.2)

 

Prices Rose Modestly

Median sales price rose 2.7% year-over-year to $417,250.
Average sales price increased 3.5% to $538,714.
Average list price climbed 4.7% to $538,714.
List to sale price ratio: Sellers received 96.6% of original list price—down from 97.6% last June, but unchanged from the previous month of May.

 

Homes Taking Longer to Sell

Days on Market (DOM) rose 35.5% to 42 days, but declined by one day from 43 in May 2025.

 

Showing Activity – Buyer Behavior Shifting

Showing activity across the Charlotte MSA declined 15.7% year-over-year.
Average showings per listing: 4.3 (down from 5.1 last June).
Highest buyer interest in:

   — Kannapolis & Matthews: 5.6 showings per listing.
   — Charlotte & Gastonia: 4.5 showings per listing.

 

BOTTOM LINE

Despite the increase in new listings and inventory, June’s months supply of homes for sale at 3.2 months kept the Charlotte region in “home seller territory.”  Mortgage rate stability remains critical to sustaining home sales in 2025. The market continues to shift towards balance. Buyers are gaining leverage in negotiating prices and terms. Demand remains strong for mid to luxury homes.

 

Despite growing inventory, prices are holding and the market remains favorable for well-positioned listings. Pending sales signal strong buyer interest during the summer months. Well-priced listings, well presented, continue to attract strong offers.
