Ardrey home sales in Q1-2025 saw sale price increase 48% to $1.2 million compared with the same quarter one year ago. The median sale price increased 56%. Average price per square foot was $314, up 11% year-over-year. Home sellers in Ardrey saw 100% in list to sale price ratio, down 3% from one year ago. Two homes sold in Quarter 1-2025, averaging two days on market. The months supply of inventory in Q1-2025 was 1.5 months, keeping Ardrey in home seller “territory.”

Located in the upscale Ballantyne area of south Charlotte, Ardrey is a truly unique 349 home neighborhood featuring historic and classic Charleston and Victorian architecture. Painted in a rainbow of colors, Ardrey homes feature authentic, historic architectural details and front porches, giving the neighborhood a singular charm and timeless appeal.
Ardrey was built as a “tree-save” neighborhood. Situated on 53 acres of common space with 12 named parks inside the subdivision, Ardrey neighborhood’s amenities include a clubhouse, pool, fitness center, bocce court, dog park, children’s playground, and a 35 acre nature preserve. With sidewalks on both sides of the street, this is a true walking neighborhood where you can meet and greet your neighbors as they stroll through the neighborhood (many with their dogs and children).
Ardrey is an award winning neighborhood. In 2005 Ardrey was named North Carolina “Community of the Year” by the North Carolina Homebuilder’s Association. Cunnane Group, a local, luxury home builder, who developed and built Ardrey, also won the award for “Best Landscape Design” for the community.

Homes in Ardrey range from 2,700 to over 4,000 square feet with an open-concept floor plan. All the homes feature two or three car garages, screened porches, front porches, large rooms with 10 foot ceilings, custom finishes such as granite countertops, 4-piece crown molding, extensive hardwood flooring. All of the homes have spacious first floor owner’s suites and many of the plans offer a second or third bedroom on the main floor.
Lawn maintenance is provided by the homeowner association, providing Ardrey homeowners the best elements and convenience of town house living in a single family neighborhood. HOA fees are approximately $150/month–very reasonable for the services and amenities that are covered.
What’s Going On In Ballantyne Near Ardrey?
Ardrey is located in the heart of Charlotte’s trendy and popular Ballantyne area. All the shopping you could want is within minutes of the neighborhood, including two outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. The Novant Health Ballantyne Medical Center opened in 2023, providing emergency services, maternity care, surgery, outpatient diagnostic testing and more. Also nearby are Trader Joe’s, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw.
Ardrey provides easy commuting to the Ballantyne Corporate Park, South Park, I-485, Matthews, Fort Mill, Charlotte-Douglas International Airport.
What Schools Will The Kids Attend?
Ardrey is served by some of the top schools in Charlotte, including Ardrey Kell High School, Community House Middle School, and Knights View Elementary School. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School (both in the Ballantyne area). Coming soon to Ballantyne area are a new middle school and a new high school.
Ardrey Kell High School was ranked the #1 best public high school in Charlotte by niche.com for 2025. It was also ranked the #7 best public high school of 631 public high schools in North Carolina (up from #10 one year ago). According to test scores, 90% of students were proficient in math and 87% were proficient in reading. Community House Middle School was ranked the #8 best public middle school of 73 in Mecklenburg County and #26 out of 145 public middle schools in North Carolina. Knights View Elementary School opened just in 2024/2025, so no rankings are available for this school as yet.
