Inventory Remained Tight In Bridgehampton | Average Home Prices Up 62%
Bridgehampton home sales Q2-2024 saw six sales in Q2-2024, a 200% increase over the same quarter one year ago. Sales also tripled on a quarter-over-quarter basis.
Average and median home prices rose 62% and 77%, respectively, compared with the same quarter one year ago. The average price per square foot increased 24% to $255, year-over-year.
Lack of inventory accounted for days on market declining 39% to just 11 days versus Q2-2023. Days on market also declined 16 days from the first quarter 2024.
The list to sale price ratio declined 2% from one year ago to 101.7% and improved slightly over Q1-2024.
With just 1.5 months supply of inventory, down 50% from one year ago, Bridgehampton remained in home seller “territory” in Q2-2024.
In Quarter 2-2024, four of the six home sales were on the Charlotte, North Carolina side of Bridgehampton at an average price of $1,251,750 with a list to sale price ratio of 105% and three days on market. The remaining two sales were on the Indian Land, South Carolina side of Bridgehampton. One home sold at $940,000 at 99% of list price. One home sold at $550,000 at 92% of sale price. For a neighborhood with 540+ homes, six sales in an entire quarter were just a drop in the bucket.

Bridgehampton Neighborhood In Charlotte’s Ballantyne Area:
Perennially In Demand Since 2000
Bridgehampton is a 544 home neighborhood built by John Wieland Homes, located on the border of North and South Carolinas in the Ballantyne area. Approximately half of the community’s homes are in Charlotte on the North Carolina side, while the other half are in Indian Land on the South Carolina side. The primary “visible” difference in homes is that the North Carolina homes were built as an all-brick/stone community, while on the South Carolina side, homes were primarily brick front with fiber cement siding, although there were some homes that had three sides brick. Majority of the homes were built between 1999 and 2006.
Voted “Best Overall Community” by the Charlotte Homebuilder’s Association, Bridgehampton offers wonderful amenities, an active Neighborhood Association, a strong sense of community spirit and quiet, tree-lined streets complete with sidewalks and cul-de-sacs.

The majority of homes built in Bridgehampton are 2-story, but you’ll also find 3-story homes, as well as homes with walkout basements. Homes offer four to six bedrooms and typically a minimum of three bathrooms. Square footage ranges from 3,200 to more than 5,000 square feet. Bridgehampton homes typically sit on .3 to .4 acre lots, considered generously sized lots in the Ballantyne area these days.
Within the Bridgehampton neighborhood is a separate, gated neighborhood of luxury townhomes — The Gates at Bridgehampton. The Gates at Bridgehampton have their own homeowner association. The townhomes are 2-story homes, typically with three bedrooms and 3.5 bathrooms, ranging in size from approximately 2,500 square feet to almost 4,000 square feet. The homes feature private courtyards for outdoor space. These townhomes rarely come on market. No townhomes sold in The Gates at Bridgehampton in Q1-2024. No townhomes homes sold in The Gates at Bridgehampton in 2023. Just two townhomes sold in all of 2022.
