Palisades home sales Q2-2024 saw a 19% decline to 21 sales compared with the same quarter one year ago. Compared with the most recent quarter ended March 31, 2024, home sales increased by one in Q2-2024. The number of properties for sale in Q2-2024 increased 17% from the same quarter one year ago. New listings increased 29% to 18 year-over-year.

The average home sale price improved 4%, year-over-year, while the median home sale price remained unchanged. Quarter-over-quarter, the average sale price declined $26,000, while the median sale price declined $35,000. With home sale prices in The Palisades ranging from the low $500,000’s to $3 million, the decline in home sale prices could be attributed, to some degree, to the price mix of homes sold in Q2-2024 and not just to a decline in home values. The average price per square foot of $210 increased 1% year-over-year, but declined from $217/square foot in the first quarter of 2024.

The list to sale price ratio was flat year-over-year at 99% and increased 0.06% from the first quarter 2023. Home buyers in The Palisades saw little opportunity to negotiate on home prices in Q2-2024.

The average days on market declined 48% from one year ago to just 12 days. Compared with the first quarter 2024, average days on market declined 40 days. By any measure, homes sold quickly in The Palisades in Q2-2024. 

The months supply of inventory increased 45% in Q2-2024 compared with the same quarter in 2023. However, with just 1.67 months supply of inventory, The Palisades remained in home seller “territory” in Q2-2024.

Regency at Palisades saw a 2% increase in average home sale price, while the median home sale price remained unchanged compared with the same quarter one year ago. The average sale price increased $32,000 from Q1-2024, while the median sale price increased $21,000. The average price per square foot of $270 declined 3% year-over-year.

The number of properties sold was down 30% compared with one year ago, due primarily to the fact that new construction had been completed in this section of The Palisades. However, the number of properties for sale declined 33% also impacted the number of sales. New listings were flat at four compared with the second quarter one year ago.

Average days on market declined 26% to 49 from the same quarter one year ago and from 222 days in the first quarter 2024. It should be pointed out that remaining new construction homes that hadn’t sold in 2023 skewed the DOM statistic in Q1-2024.

The list to sale price ratio declined 3%, year-over-year, to 99.1%, providing Regency at Palisades home buyers a small window of opportunity to negotiate price. Compared with the first quarter of 2024, the list to sale price ratio increased 0.73% in Q2-2024.

The months supply of inventory declined 5% to 1.14 months from the same quarter in 2023. It also declined from 2.0 month one quarter ago. With 1.14 months supply of inventory, Regency at Palisades remained home seller “territory” in Q2-2024.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE

The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area’s second largest lake.
