The Charlotte Region housing market in February 2026 saw prices still rising, buyer activity steady, and inventory gradually expanding. Median and average sales prices both increased year-over-year, reinforcing that demand remains relatively intact even as conditions normalize.
While closed sales remained below last year’s levels, contract activity strengthened and supply built. In short, the Greater Charlotte market was not slowing—it was stabilizing, with price growth confirming continued market resilience.
Market Activity and Demand
New listings totaled 4,531, a slight 0.2% decrease year-over-year. Seller activity remained relatively flat compared with last year, but inventory continued to build gradually heading into the spring market. Year-to-date, new listings were up just 0.8% in February.
Pending sales reached 3,537, up 1.0% year-over-year. Month-over-month, pending sales increased 4.2%. These increases reflects continued buyer engagement and steady demand despite affordability challenges.
Closed sales came in at 2,603, down 8.8% year-over-year. This decline reflected contracts written during the slower late-2025 period and remains consistent with activity levels seen during the slower winter selling season since February 2023. Month-over-month, however, closings rose 16.7%, signaling early momentum.
