Home sales in the 16-county Charlotte region showed signs of cooling in July, with closed sales dipping 2.7% year-over-year to about 3,900 homes. Compared with June, sales fell 5.2%, reflecting the seasonal peak typically seen earlier in the summer. Still, buyer activity picked up, as pending sales rose a strong 12.1% year-over-year—the largest increase since late 2024—helped by a temporary dip in mortgage rates to 6.5% in late June and softening prices in some areas. New listings rose 4.7% from last year, adding to inventory, which surged 33.5% year-over-year to nearly 11,900 homes for sale. With months of supply climbing to 3.3—the highest level in more than five years—buyers benefited from expanded choices and stronger negotiating power. Prices, however, remained resilient: the median sales price increased 1.9% to $408,000, while the average sales price edged up 0.3% to $510,806, signaling that demand is still supporting values even as supply grows.

 

Overall Market Performance: July 2025

  • Closed sales: 3,900 homes, down 2.7% year-over-year and 5.2% from June (a typical seasonal peak).

  • Year-to-date sales: Up 2.6% versus January–July 2024.

  • Pending sales: 3,659 contracts, up 12.1% year-over-year—the strongest annual gain since November 2024.

  • Buyer demand: Boosted by rates dipping to 6.5% in late June and modest price softening in some areas.

     

Showing Activity

  • Showings averaged 4.1 per listing, down 16.3% year-over-year versus 5.0 showings in July 2024.

  • Hotspots: Matthews (5.3), Rock Hill (4.7), Waxhaw (4.6), Concord (4.5).

  • Suburban markets continue to attract strong buyer interest.

     

Inventory & Listings

  • New listings: 5,386, up 4.7% year-over-year.

  • Total inventory: Nearly 11,900 homes, a 33.5% increase.

  • Months of supply: 3.3 months, up from 2.6 one year ago—the strongest buyer leverage in 5+ years.

     

Pricing Trends

  • Median sales price: $408,000 (+1.9% year-over-year).

  • Average sales price: $510,806 (+0.3% year-over-year).

  • Average list price: $518,142 (+3.9% year-over-year).

  • List-to-sale price ratio: 95.9%, down 1.1 points from 2024.

     

Pace of Sales

  • List-to-close: 86 days, up 6.2% year-over-year.

  • Days on market: 43, up 22.9% versus 35 in July 2024.

Mecklenburg County

  • Closed sales: 1,352, down 7.9% year-over-year. 

  • Pending sales: 1,391, up 8.7% year-over-year. 

  • New listings: 1,765, up 0.9% year-over-year. 

  • Inventory: ~3,800 homes, up 39.8% (3 months of supply, highest since August 2015).

  • Prices: Median $460,000 (–1.1%) | Average $605,485 (–3.7%).

  • List-to-sale price ratio: 96.9%.

  • Days on market: 37 (up from 29).

     

City of Charlotte

  • Closed sales: 1,078, down 5.9% year-over-year. 

  • Pending sales: ~1,100, up 9% year-over-year. 

  • New listings: 1,406, up 0.6% year-over-year.

  • Inventory: Just over 3,000 homes, up 35.5% (2.9 months of supply).

  • Prices: Median $440,000 (+3.5%) |  Average $583,650 (–0.9%).

  • List-to-sale price ratio: 97%.

  • Days on market: 37, up from 30.

 

Bottom Line

Charlotte region’s housing market is shifting toward greater balance, with rising inventory and longer marketing times giving buyers more leverage than they’ve had in years. Still, steady demand and firm pricing show the market isn’t cooling so much as recalibrating. Sellers who price strategically can remain competitive, while buyers now have more time and options to find the right home. With mortgage rates still volatile, both sides should stay nimble as the market adjusts in the second half of 2025.
