The Ballantyne area of south Charlotte has long been considered one of the hottest neighborhoods in the Queen City. Wondering what some of Ballantyne area’s hot neighborhoods were this past year? Here are the 10 hottest selling neighborhoods in Ballantyne in 2023to watch in 2024 (and a few “runners up”). Some of the neighborhoods are “perennials” on this list, such as Ballantyne Country Club, Piper Glen, Reavencrest, Thornhill, Providence Country Club, Stone Creek Ranch, Raintree. This year there are three new additions, including Landen Meadows, Troon at Ballantyne, Blakeney Greens.

HOT BALLANTYNE NEIGHBORHOOD #1: RAINTREE

A 45+ year old community in south Charlotte, Raintree was one of the first affordable neighborhoods built around a golf course. The community offers homes of all sizes and architectural styles and in many price points. In 2023, 84 homes sold in Raintree at an average sale price of $435,000, increasing 12% from one year ago. The median sale price increased 11% year-over-year. The list to sale price ratio in 2022 was 100.7%, down 2% from one year ago, but still not providing Raintree home buyers any real opportunity to negotiate on price. Average days on market increased to 26 days, which is still a low days on market by any measure.

HOT BALLANTYNE NEIGHBORHOOD #2: BALLANTYNE COUNTRY CLUB

Ballantyne Country Club in the heart of the Ballantyne area had 35 home sales in 2023 at an average sale price of $1.38 million, up 3% year-over-year. Since 2020, the average price of a home in the Ballantyne Country Club has increased by over $400,000. The median sale price remained unchanged. Average days on market were 15 in 2023, up 25% year-over-yea, but still very low by any measure. The list to sale price ratio was just over 100% and while down 4% from one year ago, still not providing Ballantyne Country Club home buyers many opportunities to negotiate on price.

HOT BALLANTYNE NEIGHBORHOOD #3: PIPER GLEN

Built around a championship golf course designed by Arnold Palmer, Piper Glen had 33 home sales in 2022 at an average sale price of $1,21 million, up 12% year-over-year.  The median home sale price increased 19% from the prior year to $1.16 million. Piper Glen home sellers received just under 100% in sale price compared with list price. Average days on market were 28 in 2023, increasing 27% from the prior year, but are low by any measure nonetheless.

HOT BALLANTYNE NEIGHBORHOOD #4: STONE CREEK RANCH

Situated adjacent to the Waverly development in south Charlotte, Stone Creek Ranch had 26 closed sales in 2023, down 40% from one year ago. The average sale price increased 3% to $595,000, while the media sale price increased 6% to $583,000.  The list to sale ratio in 2023 was unchanged from one year ago at 103.25%.  Days on market declined 50% to just seven days. This all goes to show the impact of lack of inventory on home prices and days on market.

HOT BALLANTYNE NEIGHBORHOOD #5: PROVIDENCE COUNTRY CLUB

“Billing” itself as Charlotte’s premier family country club, Providence Country Club is one of south Charlotte’s first custom home communities built around a golf course. 22 homes sold in Providence Country Club in 2023, down 27% from last year. The average sale price increased 13% to $1.17 million year over year, while the median sale price increased 15% to $1.16 million. The 2023 list to sale price ratio was 102.96%, unchanged from one year ago.  Average days on market in 2023 increased to seven days. But by any measure, homes in Providence Country Club sold very quickly.

HOT BALLANTYNE NEIGHBORHOOD #6: LANDEN MEADOWS

One of the first neighborhoods in the Ballantyne area of south Charlotte, Landen Meadows is a community of single family homes built in the 1990’s by Crosland (now Centex). This community has always been known for its affordable homes, excellent schools and outstanding amenities, which include a pool, 2 tennis courts, a basketball court, and playground. 19 homes sold in Landen Meadows in 2023, which was a 111% increase. Year-over-year, average home sale price increased 11% to $515,000, while the median home sale price increased 12% to $515,000. At a list to sale price ratio of 102.71%, home buyers saw few opportunities to negotiate on price in 2023. The nine days on market were flat compared with one year ago and low by any measure.

HOT BALLANTYNE NEIGHBORHOOD #7: THORNHILL

One of Ballantyne area’s “earlier” communities built during the 1990’s with wonderful community amenities, Thornhill saw 16 homes sales at an average sale price of $593,000 in 2023. Home sales declined 16%, while the average sale price was unchanged year-over-year. Median sale price declined 4%.  Sellers received an average 102.52% of list price in final sale price in 2023. Clearly, Thornhill home buyers did not see many opportunities to negotiate on price. Average days on market in 2021 were 18 days, up 200% from one year ago… but still a quick turn-around on home sales by any measure.

HOT BALLANTYNE NEIGHBORHOOD #8: REAVENCREST

This Pulte-built community in the Ballantyne/Blakeney area of South Charlotte remains a draw in south Charlotte due to its location, amenities, and excellent school assignments. 16 Reavencrest homes sold in 2023, down 33% year-over-year. The average sale price increased 12% to $5236,000 from one year ago, while the median sale price increased 18% to $545,000.  The list to sale price ratio declined 5% from 2022 to 99.87%, but at just under 100% still did not provide much negotiating opportunity for Reavencrest home buyers.. Average days on market increased to 17 days, still low by any measure.

HOT BALLANTYNE NEIGHBORHOOD #9: BLAKENEY GREENS

Built by Saussy Burbank, Blakeney Greens features Craftsman-style homes on smaller lots, as well as townhomes. The neighborhood is located in walking distance to the Blakeney Shopping Center. In 2023, 14 home sold in Blakeney Greens, down 33% from one year ago. The average sale price was flat year-over-year at $427,000, while the media sale price increased 1% to $404,000. Although the list to sale price ratio declined 1% to 100.17% in 2023, buyers did not find much room to negotiate on price for Blakeney Green homes. Average days on market increased 10% year-over-year to 11 days, which were still very low by any measure.

HOT BALLANTYNE NEIGHHBORHOOD #10: TROON AT BALLANTYNE

Troon at Ballantyne is a condominium neighborhood with 116 patio-style homes, featuring a pool and clubhouse. It is conveniently located adjacent to the Stonecrest Shopping Center. The number of homes sold in 2023 increased 50% to 12. The average sale price increased 6% to $401,000, while the median sale price increased 99.4% to $413,000. The list to sale price ratio was unchanged from last year at just under 100%, indicating little negotiating room for homes in Troon at Ballantyne. Although the average days on market increased 6% to 18, by any measure homes still sold very quickly in 2023.
