HOT WAXHAW AREA NEIGHBORHOODS 2023 TO WATCH IN 2024

Waxhaw | Weddington | Marvin areas in Union County in the Charlotte region remained hot in 2023, including luxury home neighborhoods. 10 neighborhoods in the Waxhaw area were especially hot in 2023 and are worth watching in 2024 for continued demand.  Five neighborhoods on the 2023 list have been “hot neighborhoods” for seven consecutive years — Millbridge, Lawson, Cureton, Hunter Oaks, Providence Downs. One neighborhood made the 2023 hot neighborhoods list for a fourth consecutive year — Somerset.   On the list of hot Waxhaw neighborhoods in 2023 for a second consecutive year are Grove Manor and Oldenburg. The four neighborhoods that ranked #8, #9, #10, all had the same number of sales in 2023.

 

Excellent schools, reasonable property taxes, communities with resort-style amenities, historic downtown Waxhaw all contributed to the high demand for Waxhaw area homes. Demand for Waxhaw area homes made Union County the 7th fastest growing county in North Carolina and the 85th fastest growing county in the USA.

 

 

 

 

HOT WAXHAW AREA NEIGHBORHOOOD #1: MILLBRIDGE

Millbridge remained the #1 selling neighborhood in the Waxhaw area with 99 homes sold at an average sale price of $580,000. The number of homes sold declined in 2023 by 45%, partially due to low inventory and partially due to the winding down of new construction in Millbridge. The average sale price increased 6% year-over-year, while the median sale price increased 4%. Sellers received 99.08% of list price in final sale price, down 2% from 2022. Nonetheless, Millbridge home buyers did not see much opportunity to negotiate on price. Days on market increased 41% to 24 days from one year ago. Days on market under 30 days are still low by any measure.

 

Named Community of the Year in 2016 and again in 2019, Millbridge is one of Waxhaw, North Carolina’s most desired master-planned communities with top rated schools, Millbridge is an idyllic neighborhood set on 920 picturesque acres with tree-lined sidewalks, pocket parks, common squares, green way systems and trails, 250 acres of green space.

HOT WAXHAW AREA NEIGHBORHOOD #2: LAWSON 

Lawson remained a much favored Waxhaw community amongst home buyers, coming in as the second highest home selling neighborhood in Waxhaw again in 2023.

 

42 homes sold in Lawson in 2023 at an average sale price of $684,000. The number of properties sold declined 16%. The average sale price increased 3% year-over-year, while the median sale price increased 2% to $721,000. On average, sellers received 99.97% of list price in final sale price. While the list to sale price ratio declined 3% from one year ago, home buyers still had very few opportunities to negotiate on price in 2023. Days on market averaged 22 days, and while considerably higher than one year ago were still low by any measure.

 

One of Waxhaw, North Carolina’s most desired and perennially favorite communities since 2006, Lawson is an idyllic neighborhood set on 558 picturesque acres with tree-lined streets and miles of scenic nature/walking trails. Community amenities include the Millhouse/Clubhouse, swim complex, tennis courts, kids’ playground, fitness center. All the fun of a country club lifestyle without the country club lifestyle cost.

HOT WAXHAW AREA NEIGHBORHOOD #3: HUNTER OAKS

A perennial favorite community due to its proximity to Charlotte’s Ballantyne and Waverly areas, great amenities and top-rated schools, Hunter Oaks had 27 closed sales in 2023 at an average sale price of $708,000. The number of properties sold declined 16% year-over-year. The average sale price in Hunter Oaks increased 1% from 2022, while the median sale price declined 4% to $680,000. Although the list to sale price ratio declined 2% from last year, sellers received 101.25% of list price in final selling price in 2023.  Average days on market increased to 32 days in 2023, but could still be considered quite low.

 

Hunter Oaks is a mature and quiet neighborhood in the Waxhaw/Marvin area approximately two miles from south Charlotte’s upscale Ballantyne area. You can’t but enjoy driving through the Hunter Oaks neighborhood, with its wide, tree-lined streets. Leafy sidewalks are perfect for strolling. Hunter Oaks residents enjoy fabulous amenities, including a 2 clubhouses, 2 swimming pool complexes, 3 tennis courts with lights, walking trails, and playground for the “younger set.”

HOT WAXHAW AREA NEIGHBORHOOD #4: CURETON

Cureton saw 26 closed sales in 2023 at an average sale price of $811,000. Closed sales in 2023 were almost half that of what Cureton experienced in 2022. The average sale price increased 5% year-over-year, while the median sale price increased 7% to $835,000. Sellers received 99.58% of list price as a final sales price. While down 3% from one year ago, at a list to sale price ratio of just under 100%, it was obvious that Cureton home buyers did not see many opportunities to negotiate price. Average days on market doubled to 28 days from 14 one year ago, but could still be considered low by most measures.

 

Waxhaw’s Cureton neighborhood offers the country club lifestyle without the country club lifestyle cost. Cureton residents enjoy the use of a pool, clubhouse, gym, bocce ball court, walking trails, and playground.

HOT WAXHAW AREA NEIGHBORHOOD #5: GROVE MANOR

Grove Manor saw 23 home sales in 2023 at an average sale price of $413,000. Year-over-year, the number of properties sold declined 38%. Both the average and median home sale prices increased 11% from one year ago. The list to sale price ratio remained flat at 100.03%. 

 

Grove Manor is a new construction community of ranch-style homes built by Broadstreet Homes. The Grove Manor community, located just two miles from historic, dowtown Waxhaw, features a clubhouse with exercise room, pickleball court, walking trails connecting to the Carolina Thread Trail. The community also provides yard maintenance for residents.

HOT WAXHAW AREA NEIGHBORHOOD #6: LONGVIEW

Longview is considered one of the most exclusive luxury neighborhoods in the Charlotte area. The gated golf community is just south of the Charlotte city limits and the booming Ballantyne area of south Charlotte. The neighborhood is built around an 18-hole Jack Nicklaus Signature Course. It encompasses approximately 1,000 acres and has approximately 320 homes. At an average sale price of over $2 million and 19 homes sold in 2023, it’s evident that demand for luxury homes in the Charlotte region remained strong. The average sale price in Longview in 2023 increased 6%, although the median sale price declined 11%. The list to sale price ratio of 97.15% was unchanged from one year ago. The average days on market declined 42% to 15 days year-over-year.

HOT WAXHAW AREA NEIGHBORHOOD #7: OLDENBURG

Oldenburg saw 16 home sales in 2023, down 24% from one year ago. The average sale price in 2023 increased 1% to $1.35 million. The year-over-year median sale price was unchanged at $1.47 million. While the list to sale price ratio declined 3% from last year to 102.05%, it’s clear that home buyers did not see much of an opportunity to negotiate on price.

 

Oldenburg is a new construction community with homes built by Empire Communities. Homes range in size from four bedrooms to six bedrooms with 4,400-6,000 square feet.  Homes feature   3-car garages. Average lot size is just under 0.6 acres. Community amenities include an outdoor pool, cabana, playground. Neighborhood children attend the top-rated Marvin Ridge schools.

HOT WAXHAW AREA NEIGHBORHOOD #8: PROVIDENCE DOWNS 

Providence Downs had 15 home sales in 2023 at an average sale price of $1.52 million. The number of properties sold in 2023 declined 21% from one year ago. The average sale price increased 12% year-over-year, while the median sale price increased 10% to $1.49 million.  The list to sale price ration declined 4% from one year ago to 98.85%. Average days on market increased 10% to 22 days.

 

Providence Downs is known for beautiful, custom homes on larger lots set along winding tree-lined roads and resort-style amenities and plentiful community activities. Minutes away from upscale Ballantyne’s shopping and dining destinations, yet secluded enough to provide a peaceful getaway, these two neighborhood enjoy low Union County tax rates, top-rated schools, and easy access to Charlotte’s South Park and Uptown.

WAXHAW AREA HOT NEIGHBORHOOD #9: SOMERSET

Somerset saw 25 homes sell in 2022 at an average sale price of $641,012. Year-over-year this is a $100,000 increase in average sale price. Since 2020, average sale prices increased approximately $208,000. Somerset home sale prices ranged from a low of $475,000 to a high of $1,000,000 in 2022. Sold homes averaged 105.3% of list price in final sale price compared in both 2022 and 2021. Average days on market increased by five to 13 year-over-year. Median days on market in 2022 were just three days.

 

Somerset is a 200-acre master-planned community situated on the border of Mecklenburg and Union Counties, minutes from Ballantyne and surrounded by some of Charlotte/Waxhaw area’s most prestigious and upscale neighborhoods, including Hunter Oaks, Providence Country Club, Longview, and Marvin Creek. Outstanding community amenities in Somerset include a pool, clubhouse, tennis courts, play ground, and walking trails.

WAXHAW AREA HOT NEIGHBORHOOD #10: THE FALLS AT WEDDINGTON

The Falls at Weddington saw 15  in 2023, down 68%. The average sale price of $1.43 million increased 20% year-over-year, while the median sale price increased 13% to $1.32 million. The list to sale price ratio of 99.49% remained unchanged from last year. At 11 average days on market, homes sold quickly.

 

The Falls at Weddington is a luxury home community featuring larger homes built between 2017 and 2023. The community includes a resort-style pool and clubhouse. Top-rated Weddington schools are a major draw.
