TEGA CAY REAL ESTATE MARCH 2024 HIGHLIGHTS

Tega Cay real estate March 2024 saw sales decline almost 21% month-over-month, while increasing almost 12% year-over-year. Sale prices improved month-over-month, but declined from March one year ago.  Days on market declined a second consecutive month by 54+% to 17 days.  New listings were unchanged compared with one month ago and flat compared with one year ago. Housing inventory increased a second consecutive month, up 13.43% from one month ago. The months supply of inventory increased to 4.0 months, pushing Tega Cay into home buyer territory. The list to sale price ratio was just under 100%, unchanged from one month and one year ago. Tega Cay home buyers did not see much opportunity to negotiate on price in March 2024.

HOUSING INVENTORY IN TEGA CAY INCREASED A SECOND CONSECUTIVE MONTH

Tega Cay’s number of properties for sale in March 2024 increased 13.43% to 76 from the previous month of February which saw 67 properties for sale. Compared with March 2023, Tega Cay inventory increased 7.04% from 71 properties for sale. March 2024 also saw more inventory compared with March 2022, which had 54 properties for sale.  Month-over-month, the months supply of inventory increased to 4.0 months, putting Tega Cay on the edge of being a buyer’s market.

 

 

NEW LISTINGS UNCHANGED 

New listings in Tega Cay were unchanged in March 2024 compared with the previous month of February, with both months seeing 28 new listings. Compared with March 2023, new listings were 3.7% higher. New listings in Tega Cay were at their highest level compared with March 2023 (27 new listings) and March 2022 (26 new listings).

 

 

TEGA CAY SALES DECLINED FROM FEBRUARY

Tega Cay had 19 closed sales in March 2024, down 20.83% from 24 sales in the previous month.  Sales increased 11.76% compared with March one year ago, which saw 17 sales. Sales declined  compared with March 2022, which saw 48 sales. 

 

 

DAYS ON MARKET DOWN A SECOND CONSECUTIVE MONTH

On average, Tega Cay homes sold in 17 days in March 2024, decreasing 54.05% from 37 days from February 2024. Days on market declined 58.54% from 41 days compared with March 2023. Days on market were one day higher in March 2024 than in March 2022. This was the second lowest number of days on market in Tega Cay since November 2022. Only September 2024 had fewer days on market at 15 days.

 

 

TEGA CAY HOME SALE PRICES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Average price of sold homes in March 2024 was $527,137, up 21.46% from the prior month of February.  Compared with March 2023, average sale price was 7.55% lower than the $570,200 one year ago.

 

Median sale price of Tega Cay homes in March 2024 was $465,000, up 25.25% from $371,250 in the previous month of February. Median sale price decreased 6.98% from $499,900 year-over-year. 

 

Price per square foot was $227 in March 2024, up 3.18% from $220 in the previous month of February. Compared with March 2023, price per square foot was 3.18% higher than the $220 one year ago.

 

 

TEGA CAY HOMES LIST TO SALE PRICE RATIO JUST UNDER 100%

Sellers received 99.49% of listing price in March 2024, equal to the previous month of February and to March 2023.
