Mint Hill Real Estate March 2024 Highlights

 

Mint Hill real estate March 2024 saw median and average home sale prices improve from March one year ago, while declining from one month ago.  The number of properties sold increased month-over-month and year-over-year.  Days on market remained unchanged at 42 days compared with the most recent month of February, but declined 38+% from 68 days one year ago in March. New listings were unchanged from February at 43, but were down almost 33% from one year ago. Housing inventory declined 2.63% from February and 22.38% from March one year ago.  The months supply of inventory declined to 2.58 months, keeping Mint Hill back in home seller “territory.” List to sale price ratio was 99.16%, up month-over-month and year-over-year.

SALE PRICES DECLINED MONTH-OVER-MONTH | INCREASED YEAR-OVER-YEAR

Average sale price in March 2024 was $554,889, down 12.06% from $630,960 in February 2024 and 16.51% higher than $476,277 in March one year ago. The March 2024 average sale price was at its highest level compared with March 2023 and 2022.

 

Median home sale price in March 2024 was $535,000, down 9.32% from $590,000 in the previous month of February and 13.47% higher than $471,500 in March 2023. The March 2024 median sale price was at its highest level compared with March 2023 and 2022.

 

Price per square foot in March 2024 was $232, up 3.57% from $224 in the previous month of February. Year-over-year, the average price per square foot was 5.94% higher than $219 in March one year ago. The price per square foot in March 2024 was at the highest level seen in the past three years.

 

DAYS ON MARKET 

Average days on market in March 2024 were 42 days, unchanged from the previous month of February and down 38.24% from 68 days compared with March 2023. Compared with March 2022, average days on market in 2023 were 29 days higher.

 

MINT HILL HOUSING INVENTORY DOWN YEAR-OVER-YEAR | FLAT MONTH-OVER-MONTH& MONTH OVER MONTH

The number of properties for sale in Mint Hill in March 2024 stood at 111, down 2.63% from 114 in the previous month of February. Inventory was 22.38% lower than the 143 properties for sale in March 2023. This was the lowest level of inventory in Mint Hill since March 2022, which also had 105 properties for sale. The months supply of inventory declined 1.08 months from February 2024. With a 2.58 months supply of inventory in March, Mint Hill remained in home seller “territory.”

 

NEW LISTINGS FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

The number of new listings in March 2024 was 43, unchanged from the previous month of February. Compared with March  2023, new listings declined 32.81% from 44. Compared March 2022, new listings declined by 15 homes from 58. The March 2024 listings were at their lowest level compared with March 2023 and 2022.

 

MINT HILL SALES INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR

Sales increased 30.3% to 43 from 33 closed sales in the previous month of February. Sales improved 19.44% from 36 in March 2023. Sales increased from 42 in March 2022.  

 

LIST TO SALE PRICE RATIO UP YEAR-OVER-YEAR & MONTH-OVER-MONTH

With a selling price at 99.16% of list price in March 2024, the list to sale price ratio improved from 98.43% in February. Compared with March 2023, the list to sale price ratio improved from 97.59%. Mint Hill home buyers did not see much opportunity to negotiate on price in the month of March.
