Mint Hill Real Estate February 2024: Highlights

 

Mint Hill real estate February 2024 saw both median and average sale prices increase significantly from one month ago and one year ago.  The number of properties sold increased from January, but was lower than in February one year ago.  Days on market declined to 42 in February from 47 one month ago and declined 34 days from February one year ago. New listings increased by sic homes from the previous month and by nine homes from the previous year. Housing inventory was unchanged from one month ago, but down 20.71% from February one year ago. The months supply of inventory declined to 3.36 months, moving Mint Hill back into home seller “territory.” List to sale price ratio was 98.43%, basically unchanged month-over-month and year-over-year.

SALE PRICES UP SIGNIFICANTLY

Average sale price in February 2024 was $630,960, up 29.51% from $487,181 in January 2023 and 26.7% higher than $498,004 in February one year ago. The February 2024 average sale price was at its highest level compared with February 2023 and 2022.

 

Median home sale price in February 2024 was $590,000, up 19.92% from $492,000 in the previous month of January and 14.56% higher than $515,000 in February 2023. The February 2024 median sale price was at its highest level compared with February 2023 and 2022.

 

Price per square foot in February 2024 was $224, up 6.16% from $211 in the previous month of January. Year-over-year, the average price per square foot was 10.89% higher than $202 in February one year ago.

 

DAYS ON MARKET DECLINED

Average days on market in February 2024 were 42 days, declining from 47 days in January 2024, and down 44.74% from 76 days compared with February 2023. Compared with February 2022, average days on market in 2023 were 8 days higher.

 

MINT HILL HOUSING INVENTORY DOWN YEAR-OVER-YEAR | FLAT MONTH-OVER-MONTH

The number of properties for sale in February 2024 was 111, unchanged compared with the previous month of January. Inventory was 20.7% lower than the 140 properties for sale in February 2023. This was the lowest level of inventory in Mint Hill since March 2022, which also had 104 properties for sale. With a 3.66 months supply of inventory in February, Mint Hill moved back into home seller “territory.”

 

NEW LISTINGS INCREASED IN MINT HILL 

The number of new listings in February 2024 was 43, up by six properties from the 37 new listings in the previous month of January. Compared with February 2023, new listings increased 26.47% from 34. Compared February 2022, new listings increased by one home from 42. The January 2024 listings were at their highest level compared with February 2023 and 2022.

 

MINT HILL SALES DECLINED YEAR-OVER-YEAR | INCREASED MONTH-OVER-MONTH

Sales increased 26.92% to 33 from 26 closed sales in the previous month of January. Sales declined 10.81% from 37 in February 2023. Sales increased from 26 in February 2022.  

 

LIST TO SALE PRICE RATIO UNCHANGED YEAR-OVER-YEAR & MONTH-OVER-MONTH

With a selling price at 98.43% of list price in February 2024, the list to sale price ratio remained essentially flat compared with the prior month of January and with February one year ago.
