Lake Wylie Real Estate February 2024 Highlights

Lake Wylie real estate February 2024 saw mixed sale prices compared with one month ago and one year ago. By the same token, both average and median home sale prices were at their highest levels in February 2024 compared with the same month in 2023 and 2022. The number of properties sold were unchanged from January, but increased compared with February one year ago. Days on market increased to 48 to their highest level since March 2023. Compared with days on market one year ago, Lake Wylie homes saw 31 fewer days on market, on average, in February 2024.  New listings increased by eight homes month-over-month and year-over-year. Inventory increased by one property from one month ago and declined by three properties from one year ago. The months supply of inventory declined to 5.85 months, keeping Lake Wylie a home buyer’s market. List to sale price ratio was just under 97.93%, providing home buyers a small window of opportunity to negotiate on sale price.

HOME SALE PRICES MIXED

Average sale price in February 2024 was $613,262, down 32.41% from $907,377 in the previous month of January. Year-over-year, the average home sale price was 12.9% higher than in February 2023 when it was $561,989.  We could assume that some of these trends come from the price mix of homes listed/sold in February. The February 2024 average sale price was at its highest level compared with February 2023 and 2022.

 

Median home sale price in February 2024 was $560,000, down 21.68% from $715,000 in the previous month of January. The median home sale price increased 12.9% from $496,000 in February 2023. We could assume that some of these trends come from the price mix of homes listed/sold in February. The February 2024 median sale price was at its highest level compared with February 2023 and 2022.

 

Price per square foot in February 2024 was $216, decreasing 4.58% from $227 in the previous month of January. The price per square foot was 11.34% higher than the $194 in February one year ago.

 

 

DAYS ON MARKET UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Average days on market in February 2024 were 48 days, up from 45 days one month ago. Year-over-year, average days on market declined 39.24% by 31 days compared with February 2023. Compared with February 2022, current days on market were eight days lower in 2024. 

 

 

LAKE WYLIE HOUSING INVENTORY REMAINED STEADY

The number of properties for sale in February 2024 was 76, up by one property from January 2024. Inventory was 3.8% lower than the 79 properties for sale in February one year ago. February 2024 inventory was higher than the 67 properties for sale in February 2022. With 5.85 months supply of inventory, Lake Wylie has turned the corner to being a home buyer’s market.

 

 

NEW LISTINGS INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in February 2024 was 23, up from 15 new listings in the previous month of January and in February 2023.  February 2024 listings were higher by seven listings compared with February 2022.

 

 

LAKE WYLIE SALES FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Sales were unchanged from January to February 2024, with both months seeing 13 sales. Sales increased by four compared with February one year ago and decreased by 10 compared with February 2022.

 

 

LIST TO SALE PRICE

RATIO WAS FLAT YEAR-OVER-YEAR & MONTH-OVER-MONTH

The selling price of 97.53% of list price was essentially unchanged month-over-month and year-over-year.
