Huntersville Real Estate February 2024 Highlights

Huntersville real estate February 2024 saw average home sale prices improve from one month ago and remain unchanged compared with one year ago.  The number of properties sold in February improved 22.03% after fourth consecutive months of declines.  Days on market declined 17.5% to just 33 days from 40 days one month ago and 52 days (-36.54%) one year ago. New listings increased a second consecutive month and were 26.03% higher than in February one year ago. Inventory increased in February from one month and one year ago. The months supply of inventory declined to 4.33 months. Huntersville has just barely shifted into a balanced market between home buyers and sellers. List to sale price ratio of 99.21% remained unchanged from January and one year ago, providing home buyers few opportunities to negotiate on sale price despite the shift towards a balanced market.

Huntersville, NC housing market trends highlights for February 2024

 

 

HOME SALE PRICES UP FROM JANUARY

Average sale price in February 2024 was $585,860, up 5.21% from $556,859 in the previous month of January. Year-over-year, the average home sale price was unchanged.

 

Median home sale price in February 2024 was $538,500, up 13.37% from $475,000 in the previous month of January. The median home sale price was unchanged compared with February one year ago.

 

Price per square foot in February 2024 was $221, down 1.78% from $225 in January 2024. The price per square foot was 7.8% higher than the $205 in February one year ago.

 

 

DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average days on market in February 2024 were 33 days, down seven days from 40 days one month ago. Year-over-year, average days on market declined 36.54% by 19 days compared with February 2023. Compared with February 2022, current days on market were four days higher. 

 

 

HUNTERSVILLE HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in February 2024 was 312, up 1.63% from 307 in the previous month of January. Inventory was 3.31% higher than the 302 properties for sale in February one year ago. Inventory was higher than the 279 properties for sale in February 2022. The months supply of inventory declined 1.22 months from January to 4.33 months.

 

 

NEW LISTINGS INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in February 2024 was 92, up 13.58% from 81 new listings in the previous month of January. Compared with February 2023, new listings were  26.03% higher, when listings stood at 73.  February 2024 listings were lower compared with February 2022, which had 109 new listings.

 

 

HUNTERSVILLE SALES UP AFTER 4 CONSECUTIVE MONTHS OF DECLINES

Sales improved 22.03% in February 2024 to 72 from 59 in January 2024. Sales declined 5.26% from 76 in February 2023. Sales declined from 102 in February 2022. February’s sales were at their lowest level compared with February 2023 and 2022.

 

 

LIST TO SALE RATIO OF 99+%  WAS FLAT YEAR-OVER-YEAR & MONTH-OVER-MONTH

The selling price of 99.21% of list price was essentially flat month-over-month and year-over-year. Buyers are not seeing much room for negotiating on price in Huntersville, despite the fact that the months supply of inventory in Huntersville has pushed it into a balanced market.
