Mint Hill real estate in November 2023  saw median home sale price remain flat, average sale price decline. The number of properties sold declined from October 2023 but increased over November 2022. Days on market were at their lowest level since September 2022. New listings dropped by 57.4% from one month ago and declined 37.84% from one year ago. Housing inventory declined in November from one month and one year ago. The months supply of inventory increased to 4.54 months in November. This indicates a balanced market between home buyers and sellers. List to sale price ratio was just under 100%, providing home buyers few opportunities to negotiate on sale price.

MEDIAN HOME PRICE FLAT | AVERAGE HOME PRICE DOWN

Average sale price in November 2023 was $480,094 down 7.28% from $517,802 in October 2023 and 2.64% lower than $493,117 in November one year ago. 

 

Median home sale price in November 2023 was $482,5000, equal to both the previous month of October and to the median sale price in November one year ago.

 

Price per square foot in November 2023 was $223, down 2.62% from $229 in the previous month of October. Year-over-year, the average price per square foot was unchanged.

 

DAYS ON MARKET DECLINED IN MINT HILL A THIRD CONSECUTIVE MONTH

Average days on market in November 2023 were 30 days, declining 33.33% from 45 days in October 2023 and down 29 days compared with November 2022. Compared with November 2021, average days on market in 2023 were 13 days higher. November’s days on market were at their second lowest level since August 2023.

 

MINT HILL HOUSING INVENTORY DOWN

The number of properties for sale in November 2023 was 127, down 7.3% from 137 properties in the previous month of October. Inventory was 29.44% lower than the 180 properties for sale in November 2022. With a 4.54 months supply of inventory in November, Mint Hill is gradually moving towards being a balanced market between buyers and sellers.

 

NEW LISTINGS DOWN SIGNIFICANTLY IN MINT HILL

The number of new listings in November 2023 was 23, decreasing from the 54 new listings in the previous month of October. Compared with November 2022, new listings decreased from 37. Compared with November 2021, new listings were down from 54.

 

MINT HILL SALES UP YEAR-OVER-YEAR, DOWN MONTH-OVER-MONTH

Sales declined 24.32% to 28 from 37 closed sales in the previous month of October. Sales increased 16.67% from 24 in November 2022. Sales declined from 51 in November 2021. 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

With a selling price at 99.77% of list price in November 2023, the list to sale price ratio decreased from 102.24% in October 2023. Year-over-year, the list to sale price ratio increased from 97.91% in November 2022.
