Huntersville Real Estate Snapshot: November 2023

 

Huntersville real estate in November 2023  saw both average and median home sale prices decline from the prior month and from the same month in 2022.  The number of properties sold also declined month-over-month and year-over-year.  Days on market were down to 24 days. New listings decreased from October 2023, but increased compared with November one year ago. Inventory declined in November from one year ago and was flat compared with one month ago. The months supply of inventory increased to 4.69 months. Huntersville is gradually shifting towards a balanced market between home buyers and sellers. List to sale price ratio was just under 100%, providing home buyers few opportunities to negotiate on sale price despite the shift towards a balanced market.

HOME SALE PRICES DECLINED IN HUNTERSVILLE

Average sale price in November 2023 was $542,177, down 15.57% from $642,178 in October. Year-over-year, the average home sale price was 2.37% lower than in November 2022 when it was $555,311.  The high average sale price in October was a bit of an anomaly so no surprise it declined month-over-month.

 

Median home sale price in November 2023 was $557,5000, down 14.49% from $535,000 in the previous month of October. The median home sale price declined 11.59% from $517,500 in November 2022. The November 2023 median sale price was at its lowest level compared with November 2022 and 2021.

 

Price per square foot in November 2023 was $217, decreasing 3.56% from $225 in October. The price per square foot was 3.83% higher than the $209 in November one year ago.

 

DAYS ON MARKET DECLINED IN NOVEMBER

Average days on market in November 2023 were 24 days, down 11.11% from 27 days one month ago. Year-over-year, average days on market declined seven days compared with November 2022. Compared to November 2021, current days on market were 13 days higher. November’s days on market were six days lower than the year-to-date DOM of 30.

 

HUNTERSVILLE HOUSING INVENTORY  DECREASED YEAR-OVER-YEAR

The number of properties for sale in November 2023 was 347, essentially flat compared with October’s 346 properties for sale. Inventory was 10.34% lower than the 387 properties for sale in November 2022. Inventory was higher than the 318 properties for sale in November 2021. With 4.69 months supply of inventory, Huntersville is gradually becoming a balanced market between home buyers and home sellers.

 

NEW LISTINGS DOWN MONTH-OVER-MONTH, UP YEAR-OVER-YEAR

The number of new listings in November 2023 was 87, down 22.32% from 112 new listings in the previous month of October. Compared with November 2022, new listings were higher, which had 65 new listings. November 2023 listings were much lower compared with November 2021, which had 122 new listings.

 

HUNTERSVILLE SALES DOWN 

Sales decreased 8.64% in November 2023 to 74 from 81 in October 2023. Sales declined 27.45% from 102 in November 2022. Sales declined from 143 in November 2021. 

 

LIST TO SALE RATIO OF 99+%  WAS FLAT YEAR-OVER-YEAR & MONTH-OVER-MONTH

The selling price of 99.11% of list price was essentially flat month-over-month and year-over-year. Buyers clearly are not seeing much room for negotiating on price in Huntersville, despite the fact that the months supply of inventory in Huntersville is pushing it towards a balanced market.
