Mint Hill Real Estate January 2024: Highlights

 

Mint Hill real estate January 2024 saw median home sale price increase 17.2% from one year ago. Average sale price also increased month-over-month. The number of properties sold declined significantly to their lowest level since November 2022.  Days on market increased to 50 in January from 26 one month ago, but declined six days from January one year ago. New listings increased by seven homes from the previous month and year. Housing inventory declined a fourth consecutive month to its lowest level since March 2022. The months supply of inventory increased to 4.33 months, pushing Mint Hill into a balanced market between home buyers and sellers.  List to sale price ratio was 97.5%, down 1.06% from one month ago, but equal to that of one year ago.

MEDIAN SALE PRICE UP 17+% FROM ONE YEAR AGO

Average sale price in January 2024 was $498,488 down 2.12% from $509,264 in December 2023 and 2.81% higher than $484,867 in January one year ago. The January 2024 average sale price was at its highest level compared with January 2023 and 2022.

 

Median home sale price in January 2024 was $502,000 equal to the previous month of December and 17.2% higher than $429,000 in January 2023. The January 2024 median sale price was at its highest level compared with January 2023 and 2022.

 

Price per square foot in January 2024 was $212, equal to that of the previous month. Year-over-year, the average price per square foot was 6.53% higher than $199 in January one year ago.

 

DAYS ON MARKET INCREASED TO 50

Average days on market in January 2024 were 50 days, increasing from 26 days in December 2023, but down 10.71% from 56 days compared with January 2023. Compared with January 2022, average days on market in 2023 were 28 days higher.

 

MINT HILL HOUSING INVENTORY DECLINED A 4TH CONSECUTIVE MONTH

The number of properties for sale in January 2024 was 104, down 8.77% from 114 properties in the previous month of December. Inventory was 23.53% lower than the 136 properties for sale in January 2023. This was the lowest level of inventory in Mint Hill since March 2022, which also had 104 properties for sale. With a 4.33 months supply of inventory in January, Mint Hill has moved towards a balanced market between home buyers and sellers.

 

NEW LISTINGS INCREASED IN MINT HILL 

The number of new listings in January 2024 was 34, up by seven properties from the 27 new listings in the previous month of December. Compared with January 2023, new listings increased 25.93% from 27. Compared January 2022, new listings increased from 26. The January 2024 listings were at their highest level compared with January 2023 and 2022.

 

MINT HILL SALES DECLINED YEAR-OVER-YEAR & MONTH-OVER-MONTH

Sales declined 48.94% to 24 from 47 closed sales in the previous month of December. Sales declined 22.58% from 31 in January 2023. Sales declined from 37 in January 2022.  This was the lowest level of sales in Mint Hill since November 2022.

 

LIST TO SALE PRICE RATIO DECLINED MONTH-OVER-MONTH | UNCHANGED YEAR-OVER-YEAR

With a selling price at 97.5% of list price in January 2024, the list to sale price ratio decreased from 98.56% in December 2023. Year-over-year, the list to sale price ratio was flat.
