Huntersville Real Estate January 2024 Highlights

Huntersville real estate January 2024 saw home sale prices mostly down, albeit not by a lot. Only the median sale price improved year-over-year. The number of properties sold declined a fourth consecutive month to its lowest level in one year.  Days on market were up by seven days to 38 from one month ago, but remained lower compared with January one year ago. New listings increased month-over-month, but remained lower year-over-year. Inventory declined in January from one month and one year ago. The months supply of inventory increased to 5.55 months. Huntersville has shifted towards a balanced market between home buyers and sellers. List to sale price ratio was just under 99.03%, providing home buyers few opportunities to negotiate on sale price despite the shift towards a balanced market.

HOME SALE PRICES SOMEWHAT LOWER

Average sale price in January 2024 was $556,596 down 4.5% from $582,818 in December. Year-over-year, the average home sale price was 3.04% lower than in January 2023 when it was $574,025.  

 

Median home sale price in January 2024 was $495,923, up 5.9% from $468,300 in the previous month of December. The median home sale price declined 7.22% from January 2023.

 

Price per square foot in January 2024 was $222, increasing 4.72% from $212 in December 2023. The price per square foot was 4.23% higher than the $213 in January one year ago.

 

 

DAYS ON MARKET UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Average days on market in January 2024 were 38 days, up from 29 days one month ago. Year-over-year, average days on market declined 24% by 12 days compared with January 2023. Compared with January 2022, current days on market were 18 days higher. 

 

 

HUNTERSVILLE HOUSING INVENTORY DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in January 2024 was 305, down 4.69% from 320 in the previous month of December. Inventory was 5.57% lower than the 323 properties for sale in January one year ago. Inventory was higher than the 286 properties for sale in January 2022. With 5.55 months supply of inventory, Huntersville has turned the corner becoming a balanced market between home buyers and home sellers.

 

 

NEW LISTINGS INCREASED MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

The number of new listings in January 2024 was 81, up 30.65% from 62 new listings in the previous month of December. Compared with January 2023, new listings were lower, compared with 91 new listings one year ago. January 2024 listings were much lower compared with January 2022, which had 127 new listings.

 

 

HUNTERSVILLE SALES DOWN A 4th CONSECUTIVE MONTH

Sales decreased 8.33% in January 2024 to 55 from 60 in December 2023. Sales declined 1.85% from 54 in January 2023. Sales declined from 124 in January 2022. January’s sales were the lowest since January 2023, when Huntersville saw 54 sales.

 

 

LIST TO SALE RATIO OF 99+%  WAS FLAT YEAR-OVER-YEAR & MONTH-OVER-MONTH

The selling price of 99.03% of list price was essentially flat month-over-month and year-over-year. Buyers are not seeing much room for negotiating on price in Huntersville, despite the fact that the months supply of inventory in Huntersville has pushed it into a balanced market.
