Lake Wylie Real Estate January 2024 Highlights

Lake Wylie real estate January 2024 saw median and average home sale prices increase substantially both year-over-year and month-over-month. The number of properties sold doubled from one month ago.  Days on market increased to 49 to the third highest level of DOM in a year. Compared with days on market one year ago, Lake Wylie homes saw 31 fewer days on market, on average, in January 2024.  New listings increased by seven homes month-over-month and by two homes year-over-year. Inventory declined a third consecutive month in January from one month ago and also declined from one year ago. The months supply of inventory increased to 6.08 months, shifting Lake Wylie towards a home buyer’s market. List to sale price ratio was just under 97.53%, providing home buyers a window of opportunity to negotiate on sale price.

HOME SALE PRICES SOMEWHAT LOWER

Average sale price in January 2024 was $953,658 up 41.3% from $674,917 in December. Year-over-year, the average home sale price was 69.69% higher than in January 2023 when it was $561,989.  We could assume that some of this increase comes from the price mix of homes listed/sold in January.

 

Median home sale price in January 2024 was $789,000, up 6.62% from $740,000 in the previous month of December. The median home sale price increased 56.55% from $504,000 in January 2023. We could assume that some of this increase comes from the price mix of homes listed/sold in January.

 

Price per square foot in January 2024 was $229, decreasing 7.29% from $247 in December 2023. The price per square foot was 11.17% higher than the $206 in January one year ago.

 

 

DAYS ON MARKET UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Average days on market in January 2024 were 49 days, up from nine days one month ago. It should be pointed out that the December 2023 days on market were the lowest Lake Wylie had seen since July 2022 and the second lowest in some three years. Year-over-year, average days on market declined 38.75% by 31 days compared with January 2023. Compared with January 2022, current days on market were nine days lower. 

 

 

LAKE WYLIE HOUSING INVENTORY DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in January 2024 was 73, down 8.75% from 80 in the previous month of December. Inventory was 14.12% lower than the 85 properties for sale in January one year ago. Inventory was also lower than the 76 properties for sale in January 2022. With 6.08 months supply of inventory, Lake Wylie has turned the corner to being a home buyer’s market.

 

 

NEW LISTINGS INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in January 2024 was 15, up from eight new listings in the previous month of December. Compared with January 2023, new listings were higher by two listings. January 2024 listings were higher by five listings compared with January 2022.

 

 

LAKE WYLIE SALES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Sales increased 100% in January 2024 doubling to 12 from six sales in December 2023. Sales increased by one compared with January one year ago and decreased by five compared with January 2022.

 

 

LIST TO SALE RATIO FLLAT YEAR-OVER-YEAR & DOWN MONTH-OVER-MONTH

The selling price of 97.53% of list price down from 99.21% in the previous month and flat year-over-year.
