Lake Wylie real estate March 2024 saw sale prices rise to their highest levels compared with March 2023 and 2022.  The number of properties sold increased 84+% from the previous month of February, but declined compared with March one year ago. Days on market declined to 40 from 48 one month ago. Days on market declined 19 days from 59 one year ago in March.  New listings were flat compared with one month ago and down from one year ago. Inventory increased month-over-month and year-over-year. The months supply of inventory declined to 3.46 months from 5.85 months in February 2024, keeping Lake Wylie a home seller’s market. List to sale price ratio of 99.55% provided home buyers a minimal window of opportunity to negotiate on sale price.

HOME SALE PRICES AT HIGHEST LEVEL COMPARED WITH MARCH 2023 & 2022

Average sale price in March 2024 was $567,875, down 7.4% from $613,262 in the previous month of February. Year-over-year, the average home sale price was 1.07% higher than in March 2023 when it was $561,859.  The March 2024 average sale price was at its highest level compared with March 2023 and 2022.

 

Median home sale price in March 2024 was $555,000, equal to that of the median home sale price in the previous month of February. The median home sale price increased 7.77% from $515,000 in March 2023.  The March 2024 median sale price was at its highest level compared with March 2023 and 2022.

 

Price per square foot in March 2024 was $214, equal to the previous month of February. The price per square foot was 11.46% higher than the $192 in March one year ago.

 

 

DAYS ON MARKET DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR

Days on market in March 2024 were 40 days, down 16.67% from 48 days one month ago. Year-over-year, average days on market declined 32.2% by 19 days compared with March 2023. Compared with March 2022, current days on market were nine days higher in 2024. 

 

 

LAKE WYLIE HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in March 2024 was 83, up 9.21% from 76 properties for sale one month ago. Inventory was 7.79% higher than the 77 properties for sale in March one year ago. March 2024 inventory was also higher than the 71 properties for sale in March 2022. Although inventory was up in Lake Wylie, the months supply of homes declined to 3.46 months in March from 5.85 months in the previous month of February, pushing Lake Wylie back into home seller “territory.”

 

 

NEW LISTINGS FLAT MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in March 2024 was 22, down by one listing from the previous month of February.  New listings were unchanged compared with March one year ago and were lower by four listings from March two years ago. The March 2024 new listings were at their lowest level compared with March 20223 and 2022.

 

 

LAKE WYLIE SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Sales in March 2024 improved 84.62% to 24 from 13 in the most recent month of February. Sales declined 11.11% from 27 in March one year ago. Compared with March 2022, sales were lower by 10 closed sales. The March 2024 sales were at their lowest level compared with March 2023 and 2022.

 

 

LIST TO SALE PRICE RATIO UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The March 2023 selling price of 99.55% of list price improved from 97.53% in the previous month of February and from 96.53% in March one year ago. At just under 100% list to sale price, Lake Wylie home buyers did not see many opportunities to negotiate on price.
