Hunter Oaks home sales Q1-2025 saw  average and median home sale prices decline 9% and 2%, respectively from the same quarter in 2024. The price per square foot increased 9% to $263 from 2024. The decline in home sale prices can to a great extent be attributed to the price mix of homes sold in Q1-2025 versus Q1-2024, evidenced by the increase in home sale prices from the most recent quarter ended December 31, 2024. Average sale price increased to $760,000 from $723,000 in Q4-2024, while the median sale price increased to $759,000 from $740,000 in Q4-2024. While the list to sale price ratio of 100.7% declined 2% from one year ago, it increased 3.4% from 97.3% one quarter ago.  The number of properties sold in Q1-2025 decreased 33% to  four compared with the previous year. Days on market (DOM) declined 32% to 21 days from 31 days one year ago and from 43 days in Q4-2024, underscoring how tight inventory was in Hunter Oaks in Q1-2025.  The months supply of inventory in Q1-2025 of 1.75 months, kept Hunter Oaks a home seller’s market in in the first quarter 2025.
