Home Prices Up | List To Sale Price Ratio Up
Lawson had a strong showing for home sales in Quarter 4-2023. Both average and median home prices increased year-over-year and were at their highest level compared with the prior three quarters in 2023. List to sale price ratio of 100.07% in Quarter 4-2023 was up 2% from one year ago and flat quarter-over-quarter. Days on market declined 52% to 15 days from one year ago and were three days higher than in Quarter 3-2023. No matter how your slice it, an average days on market of just 15 days indicates quick sales of homes. The number of properties sold increased year-over-year (+20%), but declined from 11 days in the most recent Third Quarter. For a neighborhood with more than 765 homes, six properties sold is a drop in the bucket.

Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger lots, as well.
Lawson builders included Mattamy, Lennar, Shea Homes, Orleans, Ryland, St. Lawrence, and Pulte, providing a wide variety of home styles. In other words… something for everyone… from first time buyers to empty-nesters to young families, to move-up home buyers looking for luxury homes.
