LUXURY HOMES MARKET CHARLOTTE JANUARY 2025 UPDATE
YEAR-OVER-YEAR TRENDS IN CHARLOTTE REGION’S LUXURY SINGLE FAMILY HOME MARKET
The January 2025 luxury homes market in the Charlotte region saw a 22.2% increase in new listings. Inventory increased 20%. The months supply of homes for sale declined to 2.7 months, down 3.6%, keeping the luxury segment of Charlotte’s market in a seller’s market. Median home sale price improved 9.9% to $1,460,000 while the average home sale price improved 11.4% to $1,807,766. Price per square foot increased 12% to $400 over last year. Closed sales increased 35.2% in January 2025 versus the same month one year ago. Pending sales improved 31.1% from one year ago. Median list to sale price ratio increased 1.3% to 95.5%. Buyer foot traffic declined in January 2025 to 6.2 showings per listing from 7.1 showings in the same month last year. On average, single family luxury homes saw 12 showings before going under contract, unchanged from the same month one year ago. Median days on market were 28 in January 2025, increasing two days compared the same month one year ago. Average days on market increased six days to 55 compared with January 2024.
MONTH-OVER-MONTH TRENDS IN CHARLOTTE REGION’S LUXURY SINGLE FAMILY HOME MARKET
Month-over-month, January luxury homes market in Charlotte region saw single family home new listings increase from December 2024 with 226 new listings versus 128 in the prior month. Median sale price increased month-over-month. The average sale price also increased month-over-month. Closed sales declined from December by 39 sales. Pending sales increased to 177 from 140 one month ago. The median list to sale price ratio declined month-over-month by 1.1%. Active listings declined slightly to 551 in January from 555 in December. Median days on market increased 11 days; average days increased 12 days from 43 days one month ago. Month-over-month, the months supply of inventory was unchanged at 2.7 months. Month-over-month, buyer foot traffic improved to 6.2 showings per listing from 4 showings. On average, single family luxury homes saw 12 showings before going under contract, down from 18 in the previous month.
Luxury Homes Market Charlotte Region January 2025 Snapshot
- Homes Sold: 123 in January 2025, up 35.2% compared with January 2024. The number of homes sold month-over-month declined by 39 homes.
- Pending Sales: 177 in January 2025, up 31.1% compared with January 2024. Pending sales increased month-over-month by 37 homes.
- New Listings: 226 in January 2025, up 22.2% compared with January 2024. New listings increased by 98 homes month-over-month.
- Inventory of Homes: up 20% to 551 in January 2025 compared with January 2024. Inventory decreased by 4 homes from the previous month.
- Months Supply of Homes: was 2.7 months in January 2025, down from 2.8 months in January 2024. Months supply of homes was unchanged from the previous month.
- Average Days on Market: 55 days in January 2025 compared with 49 days in January 2024. Average days on market increased 12 days from December 2024.
- Median Days on Market: 28 days in January 2025 compared with 26 days in January 2024. Median days on market increased 11 days from December 2024.
- Average Sale Price: increased 11.4% year-over-year to $1,807,766 in January 2025. Compared with December 2024, the average sale price increased by $222,421.
- Median Sale Price: increased 9.9% year-over-year to $1,460,000 in January 2025. Month-over-month, median home sale price increased by $162,000.
- Median % Of List Price Received: increased 1.3% to 95.6% in January 2025 compared with January 2024. Month-over-month, the list to sale price ratio saw a 1.1% decline.
