Matthews Real Estate January 2025: What To Know Now

Matthews real estate January 2025 saw home sale prices decline from one month ago, but increase from one year ago.  With home sale prices in Matthews area ranging from the mid-$200,000’s to over $1.1 million in January 2025, the month-over-month decline in average and median sale prices is more likely a result of the price mix of homes sold rather than an actual decrease in property values in the 28105 zip code.  Average days on market declined 15 days month-over-month and increased nine days year-over-year. The 36 average days on market in January were still lower than that of the Charlotte region, as a whole. Housing inventory declined a fourth consecutive month, despite an increase in new listings in January 2025. List to sale price ratio was unchanged from one month and one year ago at 98.57%. Matthews sales declined a third consecutive month, but were higher compared with January one year ago. The months supply of inventory of 5.65 months kept Matthews in a balanced market between home buyers and sellers in the first month of 2025.

MATTHEWS HOME SALE PRICES 

Average sale price in January 2025 was $560,329, down 9.03% from $615,959 in the previous month of December. With home sale prices in Matthews area ranging from the mid-$200,000’s to over $1.1 million in January 2025, the month-over-month decline in average sale price is more likely a result of the price mix of homes sold rather than an actual decrease in property values in the 28105 zip code. January’s average sale price decreased 4.03% year-over-year from $583,844. 

 

Median home sale price in January 2025 was $505,000, down 14.41% from $590,000 in the previous month of December. With home sale prices in Matthews area ranging from the mid-$200,000’s to over $1.1 million in January 2025, the month-over-month decline in median sale price is more likely a result of the price mix of homes sold rather than an actual decrease in property values in the 28105 zip code. Year-over-year, median home sale price improved 6.32% from $475,000 in January 2024.  The January 2025 median sale price was at its highest level compared with January 2024 and 2023.

 

Price per square foot in January 2025 was $243, up 3.85% from $234 in the previous month. Price per square foot was 15.17% higher than $211 in January 2024. 

 

 

MATTHEWS DAYS ON MARKET

Matthews average days on market in January 2025 were 36 days, down 15 days from the previous month. Year-over-year, average days on market increased nine days. Compared with January 2023, average days on market were one day higher in 2025.

 

 

MATTHEWS HOUSING INVENTORY DOWN A 4TH CONSECUTIVE MONTH

The number of properties for sale in January was 147, down 2.65% from 151 properties in December 2024. Inventory was up 23.53% from January one year ago (119 properties). The number of properties for sale in January 2025 was also higher than in January 2023, which saw 138 properties for sale. 

 

The January 2025 months supply of inventory increased to 5.65 months kept Matthews in a balanced market between home buyers and home sellers.

 

 

NEW LISTINGS IN MATTHEWS UP

The number of new listings in January 2025 rose to 40, up 37.93% from the previous month’s 29 new listings.  New listings were 9.09% lower than what we saw in January 2024 (44 new listings). Compared with January 2023, which saw 31 new listings, new listings in January 2025 were higher. 

 

 

MATTHEWS SALES DOWN A 3RD CONSECUTIVE MONTH

Home sales declined 42.22% in January 2025 to 26 from 45 in the previous month of December. Sales were higher than the 16 sales in January 2024. Compared with January 2023, which saw 28 sales, January 2025 sales were lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO UNCHANGED

The January 2025 selling price at 98.57% of list price was unchanged from the previous month and from the same month one year ago.
