Matthews real estate market in July 2023 saw higher median home sale prices year-over-year. Days on market declined 18 days from June. Housing inventory was flat compared with June 2023, but new listings declined 22.4% from June and 42.31% from July one year ago. List to sale price ratio still at 100+%, leaving little room for buyers to negotiate. Low inventory and lack of new listings kept Matthews a home seller's market with 2.85 months supply of inventory.

Housing inventory increased slightly over May 2023, but was down year-over-year. List to sale price ratio increased to over 101%. Closed sales declined month-over-month and year-over-year, but were still at their second highest level since October 2022.

Days on market were down dramatically from April 2023, declining 70% from April 2023. Housing inventory also declined, as did new listings. List to sale price ratio increased to just under 101%. Closed sales also increased to their highest level since June 2022.

Sales declined from March and compared with April 2022. Housing inventory was down from March, up slightly compared with April 2022. New listings were down.
