Matthews Real Estate May 2025: What To Know Now
In May 2025, the average home sale price in Matthews was $608,285, up 5.53% from April but down 15.4% from May 2024. The median home sale price rose to $525,000, an 8.25% monthly increase, yet was 5.41% lower year-over-year. These year-over-year declines likely reflect a shift in the price mix of homes sold rather than falling values. Price per square foot held steady at $240 from April but dropped 5.51% from May 2024. Homes averaged 31 days on the market, up three days from April and up nine days from one year ago. Inventory increased to 179 homes, up from 171 in April and 145 in May 2024. The months supply of inventory rose to 3.81 months, nonetheless keeping Matthews in a seller’s market. New listings totaled 70, up from 62 in April, but down from 80 in May 2024. Closed sales fell to 47, down from 60 in April and slightly below 49 sales in May 2024. The list-to-sale price ratio was 100.2%, indicating virtually no room for buyers to negotiate on price.

With home sale prices ranging from the $200,000’s to the millions, the decline in the year-over-year median home sale price is more likely due to the price mix of homes sold in May than to any decline in Matthews home values.
Median home sale price in May 2025 was $525,000, up 8.25% from $485,000 in the previous month of April. Year-over-year, median home sale price was 5.41% lower than in May 2024 when it was $555,000. With home sale prices ranging from the $200,000’s to the millions, the decline in the year-over-year median home sale price is more likely due to the price mix of homes sold in May than to any decline in Matthews home values.
Price per square foot in May 2025 was $240, equal to the previous month of April. Price per square foot was 5.51% lower than $254 in May 2024.
MATTHEWS DAYS ON MARKET
Matthews average days on market in May 2025 were 31 days, up three days from the previous month. Year-over-year, average days on market increased 9 days. Compared with May 2023, average days on market were 14 days higher in 2025.
MATTHEWS HOUSING INVENTORY
The number of properties for sale in May 2025 was 179, up by eight properties from one month ago. Inventory was up 23.45% from May one year ago (145 properties). The number of properties for sale in May 2025 was also higher than in May 2023, which saw 123 properties for sale.
May 2025 months supply of inventory increased to 3.81 months from 2.8 months, nonetheless keeping Matthews a home sellers market. Year-to-date, Matthews’ months supply of inventory has averaged 4.22 months.
NEW LISTINGS IN MATTHEWS
The number of new listings in May 2025 increased to 70, up 12.9% from the previous month’s 62 new listings. New listings were 12.5% lower than what we saw in May 2024, which saw 80 new listings. Compared with May 2023, new listings were higher by 24 properties in 2025.
MATTHEWS SALES DOWN
Home sales declined 21.67% to 47 in May from 60 in the previous month of April. Sales were 4.08% lower than the 49 sales in May 2024. Compared with May 2023, which saw 63 sales, May 2025 sales were lower by 16.
MATTHEWS LIST TO SALE PRICE RATIO ABOVE 100%
The May 2025 list to sale price ratio declined to 100.2% from 99.39% one month ago. The list to sale price ratio declined from May one year ago when it stood at 101.34%. Matthews home buyers saw virtually no opportunity to negotiate on price in May 2025.
