Waxhaw Real Estate May 2025 | What To Know Now

 

Waxhaw home prices continued to rise in May 2025. The median sale price reached $787,000, up 8.1% from April and 10.07% higher than May 2024. The average sale price also increased to $959,367, a 5.76% gain from the previous month and equal to the average one year ago. Both median and average prices were the highest for May in the past three years, at least partially influenced by the price mix of homes sold. 

The list to sale price ratio dipped slightly to 99.01% in May, down from 100.03% in April 2025 and 100.73% in May 2024, giving buyers only a small margin to negotiate. Homes spent an average of 34 days on the market, one day longer than April.

Sales increased for the fourth straight month, reaching 95 homes closed in May, up 14.46% from April and 5.56% higher than in May 2024. Inventory also rose for the fifth consecutive month, climbing to 531 homes, a 33% increase year-over-year. Despite this growth, months supply of inventory ticked down slightly to 5.59, keeping the market balanced. New listings rose to 187, the highest level since June 2022 and up significantly from both the previous month and the same time last year.

WAXHAW HOME PRICES UP

The median sale price in May 2025 was $787,000, up 8.1% from $728,000 in the previous month of April 2025. The median sale price was 10.07% higher than $715,000 in May 2024. The improvement in median sale prices is due to some extent to the price mix of homes sold. The median sale price in May 2025 was at its highest level compared with May 2024 and 2023.

 

The average sale price in May 2025 was $959,367, up 5.76% from $907,112 in the previous month of April 2025. The average sale price in May 2025 was equal to that in May 2024.  The average sale price in May 2025 was at its highest level compared with May 2024 and 2023. As with the median sale price, it’s not unreasonable to assume that the improvement in average sale price is due to some extent to the price mix of homes sold.

 

Price per square foot averaged $258 in May 2025, down from $259 one month ago and increasing 4.03% from $248 in May one year ago.

 

 

WAXHAW HOMES LIST TO SALE PRICE RATIO 

The May 2025 list to sale price ratio was 99.01% down from 100.03% one month ago. Compared with May one year ago, the list to sale price ratio declined from 100.73%. Waxhaw home buyers saw a very small window of opportunity to negotiate on price in May 2025.

 

 

WAXHAW HOMES AVERAGE DAYS ON MARKET 

Average days on market in May 2025 increased by one day to 34 days from the previous month. Compared with May 2024, average days on market were 12 days higher this year. Compared with May 2023, average days on market were 15 days higher in 2025. 

 

 

WAXHAW SALES UP A 4TH CONSECUTIVE MONTH

Waxhaw home sales improved to 95 in May 2025, up 14.46% from 83 sales in the previous month. May 2025 sales were 5.56% higher compared with May 2024 (90 sales).  Compared with May 2023, the current year saw six additional sales.

 

 

WAXHAW HOUSING INVENTORY UP A 5TH CONSECUTIVE MONTH

The inventory of homes for sale in May 2025  increased 11.79% to 531 from 475 one month ago. Inventory was 33.08% higher than in May one year ago (399 properties for sale). Inventory was also higher compared with May 2023  (316 properties for sale).  

 

Despite seeing the highest level of inventory since June 2022, the Waxhaw months supply of inventory  declined slightly to 5.59 months from 5.66 months in April, keeping the Waxhaw housing market a balanced market between home buyers and sellers.

 

 

NEW LISTINGS UP A 5TH CONSECUTIVE MONTH 

The number of new listings in May 2025 was 187, up 12.65% from 166 new listings one month ago.  New listings were 28.08% higher than the 146 new listings in May 2024. May 2023 new listings were lower compared with 2025 at 127 new listings. May 2024 saw the highest level of Waxhaw new listings since June 2022.
