Waxhaw area real estate February 2025 home prices remained strong with the average home sale price at its highest level compared with February 2024 and February 2023. February’s price per square foot of $267 was the highest Waxhaw has seen in the past three years.  Home sales increased from one month ago, as well as from one year ago.  The list to sale price ratio of 99.41% in February 2025 increased 1.8% from the prior month, providing Waxhaw home buyers minimal opportunity to negotiate on price. Average days on market declined almost 26% to 57 days from 77 days one month ago when DOM were at their highest level in three years. Inventory of homes for sale was flat month-over-month, but up 18.18% year-over-year.  New listings increased almost 21% in February 2025 from the prior month, but were 3.53% lower than in the same month one year ago.  Months supply of inventory declined 0.63 month to 6.72 months from January, nonetheless keeping Waxhaw in a home buyer’s market in February 2025.

WAXHAW HOME PRICES 

The median sale price in February 205 was $657,000, down 4.44% from $688,062 in the previous month of January 2025. The median sale price was 8.36% lower than $717,000 in February one year ago. With home sale prices in the Waxhaw area ranging from the mid-$300,000s to over $3.8 million, the decline in median sale price is more likely a result of the price mix of homes sold rather than an actual decrease in property values in the 28173 zip code.

 

The average sale price in February 2025 was $851,614, down 8.29% from $928,641 in the previous month of January 2025. It’s worth noting that in January the average sale price had been some 22% higher than in the month before. Again, the decline in average sale price month-over-month is more likely a result of the price mix of homes sold in February 2025 versus an actual decrease in Waxhaw home prices. The average sale price in February  2025 was 5.71% higher than $804,516 in February 2024.  The average sale price in February 2025 was at its highest compared with February 2024 and 2023.

 

Price per square foot averaged $267 in February 2025, up 3.49% from $258 from one month ago and increasing 7.23% from $249 in February one year ago. February’s price per square foot was the highest Waxhaw has seen in the past three years.

 

 

WAXHAW HOMES LIST TO SALE PRICE RATIO 

The February 2025 list to sale price ratio was 99.41%, up from 97.61% last month, and was unchanged year-over-year. Waxhaw home buyers saw a minimal window of opportunity to negotiate on price, despite the months supply of inventory indicating that Waxhaw is now in a buyer’s market.

 

 

WAXHAW HOMES AVERAGE DAYS ON MARKET 

After rising to their highest level since 2022 in January 2025, average days on market in February 2025 declined 25.97% to 57 days compared with 77 days the previous month. Compared with February 2024, average days on market were 21 days higher this year. Compared with February 2023, average days on market were four days lower in 2025. 

 

 

WAXHAW SALES UP

Waxhaw home sales improved to 58 in February 2025, up 7.41% from 54 sales in the previous month. February 2025 sales were 16% higher compared with February 2024 (50 sales).  Compared with February 2023, the current year saw three additional sales.

 

 

WAXHAW HOUSING INVENTORY 

The inventory of homes for sale in February 2025 was flat month-over-month at 390 properties for sale. Inventory was 18.18% higher than in February one year ago (330 properties for sale). Inventory was also higher compared with February 2023  (323 properties for sale).  

 

The months supply of inventory declined to 6.72 months from 7.35 months in January, keeping the Waxhaw housing market in a home buyer’s market.

 

 

NEW LISTINGS UP A SECOND CONSECUTIVE MONTH | DOWN YEAR-OVER-YEAR

The number of new listings in February 2025 was 82, up 20.59% from 68 new listings one month ago.  New listings were 3.53% lower than the 85 new listings in February 2024. February 2023 new listings were lower compared with 2025 with 54 new listings.
