Average sale prices declined both month-over-month and year-over-year. However, with home sale prices in the Ballantyne area ranging from the mid-$300,000s to over $2 million, the month-over-month decline in average sale price is more likely a result of the price mix of homes sold rather than an actual decrease in property values. List to sale price ratio improved 1.81% month-over-month to 99.76%. Year-over-year, the list to sale price ratio declined from 102.41%. Ballantyne home buyers saw minimal opportunity to negotiate on price in February. Sales improved from both one month ago and one year ago, up 63.16% and 14.81%, respectively. Days on market remained relatively low at 35 days, flat compared with the previous month and 12 days higher than one year ago. Housing inventory declined slightly from January, but increased from February one year ago. New listings declined by one from January and were higher by three properties compared with February 2024. Declines in new listings and inventory from one month ago reduced the months supply of inventory to 5.16 months from 8.65 months in January. Median sale price in February 2025 was $587,000, up 6.7% from $550,150 in January 2025. The median sale price was unchanged compared with February one year ago. The February 2025 median sale price was at its highest level compared with February 2024 and 2023.
Average sale price in January 2025 was $622,378, down 11.15% from January 2025. The average sale price was 5.71% lower than $660,000 in February 2024. With home sale prices in the Ballantyne area ranging from the mid-$300,000s to over $2 million, the month-over-month decline in average sale price is more likely a result of the price mix of homes sold rather than an actual decrease in property values.
Average Sale Price Per Square Foot was $263 in February 2025, flat compared with the previous month of January and 5.62% higher than the $249 price per square foot for Ballantyne homes in February 2024.
BALLANTYNE HOMES LIST TO SALE PRICE RATIO JUST UNDER 100%
The list to sale price ratio of 99.76% in February 2025 was up from 97.95% in the previous month of January. The list to sale price ratio declined in February 2025 from 102.41% in the same month one year ago. Nonetheless, Ballantyne home buyers did not see many opportunities to negotiate on price in February 2025.
BALLANTYNE AVERAGE DAYS ON MARKET JUST OVER ONE MONTH
Average days on market for Ballantyne area homes in February 2025 were 35 days, up slightly from 33 days one month ago. Average days on market were 12 days higher than in February 2024 and 15 days lower than in February 2023.
BALLANTYNE SALES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
The number of properties sold in February 2025 increased to 62, up 63.16% from 38 properties sold in the previous month of January. Compared with February 2024, the number of properties sold was 14.81% higher in the current year. February 2024 sales stood at 54. February 2023 sales stood at 48.
BALLANTYNE INVENTORY DOWN
Ballantyne’s inventory of properties for sale in February 2025 was 320, equal to the previous month and 24.51% higher than the 257 properties for sale in February 2024. The number of properties for sale were higher by 52 compared with February 2023.
The months supply of inventory declined from 8.65 months in January to 5.16 months in February, pushing the Ballantyne area into a more balanced market in the current year.
NEW LISTINGS STEADY
The number of new listings in Ballantyne area in February 2025 was 86, down 1.15% from 87 in the previous month of January. New listings were 3.16% higher than in February 2024, which had 83 new listings. Compared with February 2023, new listings were up by 19 properties in February 2025.
