In April 2025, the Waxhaw housing market showed signs of both strength and balance, with key metrics shifting in response to market activity. The median sale price rose nearly 5% month-over-month to $728,000, though it remained about 6% below April 2024 levels—likely due to the price mix of homes sold rather than declining home values. The average sale price, while down from March, was still higher than one year ago, marking the strongest performance compared with April 2024 and 2023. With a list-to-sale price ratio of just over 100%, home buyers saw virtually no room for negotiation. Homes sold quickly in 33 days on average, with days on market declining a third consecutive month in April 2025. Home sales climbed a third month in a row, improving 12+% month-over-month and 18+% year-over-year. Although inventory and new listings rose both month-over-month and year-over-year, the months supply of inventory increased only slightly to 5.66 months, keeping Waxhaw in balanced market territory—a reflection of strong demand and sales activity in the Waxhaw area.

WAXHAW HOME PRICES 

The median sale price in April 2025 was $728,000, up 4.97% from $693,500 in the previous month of March 2025. The median sale price was 5.82% lower than $773,000 in April 2024. April 2025 home sale prices in the Waxhaw area ranged from the low $200,000’s to just under $2.7 million. The decline in year-over-year median sale price is most likely due to the price mix of home sold as opposed to any decline in Waxhaw home values.

 

The average sale price in April 2025 was $907,112, down 5.2% from $956,843 in the previous month of March 2025. With home sale prices ranging from the low $200,000’s to just under $2.7 million, The decline in year-over-year average sale price is most likely due to the price mix of home sold as opposed to any decline in Waxhaw home values. The average sale price in April 2025 was 4.6% higher than $867,213 in April 2024.  The average sale price in April 2025 was at its highest level compared with April 2024 and 2023.

 

Price per square foot averaged $259 in April 2025, down 1.89% from $264 one month ago and increasing 4.44% from $248 in April one year ago.

 

 

WAXHAW HOMES LIST TO SALE PRICE RATIO 

The April 2025 list to sale price ratio was 100.03% up from 99.06% one month ago. Compared with April one year ago, the list to sale price ratio was unchanged. Waxhaw home buyers saw no real window of opportunity to negotiate on price in April 2025.

 

 

WAXHAW HOMES AVERAGE DAYS ON MARKET DOWN A 3RD CONSECUTIVE MONTH

Average days on market in April 2025 declined 31.25% to 33 days compared with 48 days the previous month. Compared with April 2024, average days on market were 18 days higher this year. Compared with April 2023, average days on market were seven days higher in 2025. 

 

 

WAXHAW SALES UP A 3RD CONSECUTIVE MONTH

Waxhaw home sales improved to 83 in April 2025, up 12.16% from 74 sales in the previous month. April 2025 sales were 18.57% higher compared with April 2024 (70 sales).  Compared with April 2023, the current year saw one additional sale.

 

 

WAXHAW HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH

The inventory of homes for sale in April 2025  increased 18.69% to 470 from 396 one month ago. Inventory was 30.92% higher than in April one year ago (359 properties for sale). Inventory was also higher compared with April 2023  (323 properties for sale).  

 

The months supply of inventory  increased slightly to 5.66 months from 5.31 months in March, keeping the Waxhaw housing market a balanced market between home buyers and sellers.

 

 

NEW LISTINGS UP A 4TH CONSECUTIVE MONTH 

The number of new listings in April 2025 was 165, up 36.36% from 121 new listings one month ago.  New listings were 34.15% higher than the 123 new listings in April 2024. April 2023 new listings were lower compared with 2025 at 88 new listings.
