In March 2025, the median home sale price in Waxhaw was $693,000, up 4.29% from February but unchanged from March 2024. The average sale price rose to $956,843, a 12.49% increase from one month ago and 15.88% higher than $852,693 in March 2024. Price per square foot averaged $264, down slightly from $267 in February but up from $246 in March 2024. The list to sale price ratio held steady at 99.06% compared with February, but was down from 100.10% in March one year ago. Homes spent an average of 48 days on the market, down from 56 in February, but up from 21 days in March 2024 and up from 41 days in March 2023. Sales climbed to 74, compared with 59 one month ago, 62 in March 2024, and 79 in March 2023. Inventory remained flat at 393 homes month-over-month, but increased from 334 in March 2024 and 336 in March 2023. New listings rose to 120, up from 83 in February, but slightly below 125 in March 2024 and above 94 in March 2023. The months supply of inventory continued its downward trend for a third consecutive month, dropping to 5.31 months from 6.72 months in February, bringing the market into a more balanced position between home buyers and sellers.

WAXHAW HOME PRICES 

The median sale price in March 2025 was $693,000, up 4.29% from $665,000 in the previous month of February 2025. The median sale price was unchanged from March one year ago. 

 

The average sale price in March 2025 was $956,843, up 12.49% from $850,569 in the previous month of February 2025. The average sale price in March 2025 was 15.88% higher than $852,693 in March 2024.  The average sale price in March 2025 was at its highest level compared with March 2024 and 2023.

 

Price per square foot averaged $264 in March 2025, down 1.12% from $267 from one month ago and increasing 7.32% from $246 in March one year ago.

 

 

WAXHAW HOMES LIST TO SALE PRICE RATIO 

The March 2025 list to sale price ratio was 99.06%, flat compared with one month ago. Compared with March one year ago, the list to sale price ratio declined 1.04%. Waxhaw home buyers saw a small window of opportunity to negotiate on price in March 2025.

 

 

WAXHAW HOMES AVERAGE DAYS ON MARKET DOWN A 2ND CONSECUTIVE MONTH

Average days on market in March 2025 declined 14.29% to 48 days compared with 56 days the previous month. Compared with March 2024, average days on market were 27 days higher this year. Compared with March 2023, average days on market were seven days higher in 2025. 

 

 

WAXHAW SALES UP A 2ND CONSECUTIVE MONTH

Waxhaw home sales improved to 74 in March 2025, up 25.42% from 59 sales in the previous month. March 2025 sales were 19.35% higher compared with March 2024 (62 sales).  Compared with March 2023, the current year saw five fewer sales.

 

 

WAXHAW HOUSING INVENTORY 

The inventory of homes for sale in March 2025 was flat month-over-month at 393 properties for sale. Inventory was 17.66% higher than in March one year ago (334 properties for sale). Inventory was also higher compared with March 2023  (336 properties for sale).  

 

The months supply of inventory declined to 5.31 months in March from 6.72 months in February, pushing the Waxhaw housing market into a balanced market between home buyers and sellers.

 

 

NEW LISTINGS UP A 3rd CONSECUTIVE MONTH | DOWN YEAR-OVER-YEAR

The number of new listings in March 2025 was 120, up 24.58% from 83 new listings one month ago.  New listings were 4.0% lower than the 125 new listings in March 2024. March 2023 new listings were lower compared with 2025 at 94 new listings.
