Matthews Real Estate October 2024: What To Know Now

Matthews real estate October 2024 saw home sale prices mostly increase from one month ago and one year ago.   Average days on market remained unchanged at 25 in October.  The average days on market were still lower than that of the Charlotte region, as a whole. Housing inventory declined after six consecutive months of increases.  New listings also declined in October. List to sale price ratio was unchanged from one month ago, but declined 1.87% from October 2023.  Sales declined a fourth consecutive month and were 13.16% lower than one month ago. An increase in the months supply of inventory to 5.36 months kept Matthews in a balanced market between home buyers and sellers.

MATTHEWS HOME SALE PRICES MOSTLY UP

Average sale price in October 2024 was $548,736, down 9.13% from $603,860 in the previous month of September. Some of this price decline can be attributed to the price mix of homes sold in October and not to a decline in Matthews home values. October’s average sale price increased 6.98% year-over-year from $512,940. The October 2024 average sale price was at its highest level compared with October 2023 and 2022.

 

Median home sale price in October 2024 was $500,000, up 1.02% from $494,950 in the previous month of September. Year-over-year, median home sale price improved 14.61% from $436,250 in October 2023.  The October 2024 median sale price was at its highest level compared with October 2023 and 2022.

 

Price per square foot in October 2024 was $236, up from $234 in the previous month. Price per square foot was 3.51% higher than $228 in October 2023. 

 

 

MATTHEWS DAYS ON MARKET UNDER ONE MONTH

Matthews average days on market in October 2024 were 25 days, unchanged from the previous month of September and up seven days compared with October 2023. Compared with October 2022, average days on market were eight days higher in 2024.

 

 

MATTHEWS HOUSING INVENTORY DOWN

After increasing for six consecutive months, the number of properties for sale in October 2024 was 177, down 5.85% from 188 properties in September 2024. Inventory was up 34.09% from October one year ago (132 properties). The number of properties for sale in October 2024 was also higher than in October 2022, which saw 160 properties for sale. 

 

The October 2024 months supply of inventory increased to 5.36 months from 4.95 months in the previous month of September, keeping Matthews in a balanced market between home buyers and home sellers.

 

 

NEW LISTINGS IN MATTHEWS DOWN 

the number of new listings in October 2024 declined to 56, down 12.5% from the previous month’s 64 new listings.  New listings were 43.59% higher than what we saw in October 2023 (39 new listings). Compared with October 2022, which saw 49 new listings, new listings in October 2024 were higher. 

 

 

MATTHEWS SALES DOWN A 4TH CONSECUTIVE MONTH

Home sales declined 13.16% in October 2024 to 33 from 38 in the previous month. Sales were also lower than the 38 sales in October 2023. Compared with October 2022, which saw 54 sales, October 2024 sales were lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO JUST UNDER 100%

The October 2024 selling price at 98.52% of list price unchanged from the previous month, but down from 10039% in October one year ago.
