Matthews Real Estate September 2024: What To Know Now

Matthews real estate September 2024 saw median home sale prices decline from one year and one month ago. The average sale price increased year-over-year and month-over month.  After declining for three consecutive months, average days on market increased to 25 in September.  The average days on market were still lower than that of the Charlotte region, as a whole. Housing inventory increased a sixth consecutive month and was at its highest level in the past three years.  New listings increased in September. List to sale price ratio declined from one month ago and one year ago to 98.57%.  Sales declined a fourth consecutive month and were 19.15% lower than one month ago. An increase in the months supply of inventory to 4.95 months pushed Matthews into a balanced market between home buyers and sellers.

MATTHEWS HOME AVERAGE SALE PRICES UP | MEDIAN SALE PRICES DOWN

Average sale price in September 2024 was $603,860, up 8.46% from $556,746 in the previous month of August. September’s average sale price increased 12.42% year-over-year from $537,134. The September 2024 average sale price was at its highest level compared with September 2023 and 2022.

 

Median home sale price in September 2024 was $494,950, down 5.72% from $525,000 in the previous month of August. Year-over-year, median home sale price declined 3.42% from $512,500 in September 2023.  

 

Price per square foot in September 2024 was $234, up from $233 in the previous month. Price per square foot was 2.18% higher than $229 in September 2023. 

 

 

MATTHEWS DAYS ON MARKET UNDER ONE MONTH

After declining three consecutive months, Matthews average days on market in September 2024 were 25 days, up seven days from the previous month of August and up 13 days compared with September 2023. Compared with September 2022, average days on market were three days higher in 2024.

 

 

MATTHEWS HOUSING INVENTORY UP A 6TH CONSECUTIVE MONTH

The number of properties for sale in September 2024 was 188, up 6.82% from 176 properties in August 2024 and up 41.35% from September one year ago (133 properties). The number of properties for sale in September 2024 was also higher than in September 2022, which saw 155 properties for sale. September’s inventory was at its highest level in the past three years.

 

The September 2024 months supply of inventory increased to 4.95 months from 3.7 months in the previous month of August, nonetheless pushing Matthews into a more balanced market between home buyers and home sellers.

 

 

NEW LISTINGS IN MATTHEWS UP

After declining for three consecutive months, the number of new listings in September 2024 increased to 64, up 6.67% from the previous month’s 60 new listings.  New listings were 25.49% higher than what we saw in September 2023 (51 new listings). Compared with September 2022, which saw 58 new listings, new listings in September 2024 were higher. 

 

 

MATTHEWS SALES DOWN A 4TH CONSECUTIVE MONTH

Home sales declined 19.15% in September 2024 to 38 from 47 in the previous month. Sales were unchanged compared with September 2023. Compared with September 2022, which saw 49 sales, September 2024 sales were lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO JUST UNDER 100%

The September 2024 selling price at 98.57% of list price declined from 99.31% in the previous month and declined from 99.8% in September one year ago.
