Matthews Real Estate January 2024: Market Highlights

 

Matthews real estate January 2024 saw both median and average home sale prices increase by double digits. At 27 days, the days on market remained relatively low.  Housing inventory decreased to its lowest level since March 2022. New listings increased from the prior month and from January 2023.  List to sale price ratio improved slightly over one month ago and was unchanged compared with January one year ago. Sales declined to their lowest level in more than one year. With a month’s supply of inventory of 7.31 months, Matthews moved into home buyer territory.

MATTHEWS HOME SALE PRICES UP BY DOUBLE DIGITS

Average sale price in January 2024 was $583,844, up 27.75% from $457,019 in the previous month of December. January’s average sale price increased 32.07% year-over-year from $442,077. The January 2024 average sale price was at its highest compared with January 2023 and 2022.

 

Median home sale price in January 2024 was $475,000, up 11.76% from $425,000 in the previous month of December. Year-over-year, median home sale price increased 11.76% from $425,000 in January 2023. The January 2024 median sale price was at its highest compared with January 2023 and 2022.

 

Price per square foot in January 2024 was $211, unchanged from the previous month of December. Price per square foot was 1.44% higher than $208 in January 2023.

 

 

MATTHEWS DAYS ON MARKET UNDER ONE MONTH

Average days on market in January 2024 were 27 days, unchanged from one month ago and down eight days compared with January 2023. January’s days on market were lower compared with January 2023 (35 days on market), but were higher compared with January 2022 (13 days on market).

 

 

MATTHEWS HOUSING INVENTORY DECLINED TO ITS LOWEST LEVEL SINCE MARCH 2022

The number of properties for sale in January 2024 was 117, down 7.87% from 127 properties in December. Inventory was 15.22% lower than the 138 properties for sale in January 2023 and higher than the inventory level of 106 properties for sale in January 2022.  The months supply of inventory increased to 7.31 months in January, pushing Matthews into a buyer’s market. 

 

 

NEW LISTINGS IN MATTHEWS UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in January 2024 was 44, up 83.33% from the previous month’s 24 new listings. New listings were exceptionally low in November and December 2023. New listings were 41.94% higher than what we saw in January 2023 (31 new listings), but were lower and in January 2022 (58 new listings). 

 

 

MATTHEWS SALES DECLINED TO THEIR LOWEST LEVEL IN MORE THAN ONE YEAR

Home sales declined 33.33% in January 2024 to 16 from 24 in the previous month. Closed sales were also 42.86% lower than in January one year ago which saw 28 closed sales. Compared with January 2022, which saw 44 sales, January 2024 sales were much lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO HELD ITS OWN

The selling price at 98.05% of list price increased slightly from 97.71% in December and was equal to the list to sale price ratio in January one year ago.
