Indian Trail Real Estate January 2024 Highlights

Indian Trail real estate January 2024 home prices were mixed in January with the median sale price slightly up, but average price down. Inventory was at its lowest level since April 2022. New listings remained at their lowest level in over three years. January’s closed sales were at their second lowest level in over three years. Days on market increased to 45, but were still lower than in the same month one year ago.  List to sale price ratio declined to 97.89%, opening up a small window of opportunity for home buyers to negotiate.  The months supply of inventory declined to 4.47 months from  5.7  months in December 2023,  is gradually pushing Indian Trail into a buyer’s market.

INDIAN TRAIL HOME SALE PRICES MIXED

Average home sale price in Indian Trail at $433,954 declined 4.02% from $452,149 in the previous month of December 2023. The average sale price was 4.84% lower than the $456,033 in January 2023. 

 

Median home sale price was $442,087 equal to that of December’s median home sale price. The median sale price was 2.87% higher than the $429.755 price in January 2023. 

 

Price per square foot averaged $212 in January 2024, equal to that of the previous month of December. Price per square foot was 9.28% higher than $194 in January 2023. This was the highest price per square foot Indian Trail has seen since 2021.

 

 

INDIAN TRAIL HOUSING INVENTORY AT LOWEST LEVEL SINCE APRIL 2022

The number of properties for sale in January 2024 declined by 10 homes from one month ago to 144 homes. Inventory was 19.21% lower than in January 2023 when inventory stood at 177 homes. The months supply of inventory declined by about one month from December 2023. The 4.47 months of inventory is slowly pushing Indian Trail into a buyer’s market.

 

 

NEW LISTINGS IN INDIAN TRAIL AT THEIR LOWEST LEVEL IN 3+ YEARS

New listings were unchanged from December 2023 at 31. New listings were 22.5% lower than the 40 new listings we saw one year ago in January 2023. January 2024 new listings were at their lowest compared with January 2023 (40 new listings) and January 2022 (73 new listings). This month and last saw the lowest number of new listings in Indian Trail in more than three years.

 

 

INDIAN TRAIL HOME SALES AT THEIR SECOND LOWEST LEVEL IN 3+ YEARS

Sales in January 2024 increased 10.34% to 32 compared with 29 sales in the previous month of December 2023. Sales were 15.79% lower than in January 2023 which had 38 sales. The January 2024 sales were at their lowest level compared with January 2023 (38 sales) and January 2022 (43 sales).  January 2024 sales were at their second lowest levels in over three years.

 

 

DAYS ON MARKET INCREASED FROM ONE MONTH AGO

Average days on market increased to 46 days from 33 days in December. Compared with January 2023, days on market declined by six days from 52 days. Compared with January 2022, days on market were 35 days higher in 2024.

 

 

LIST TO SALE PRICE RATIO DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR

The list to sale price ratio in January 2023 was 97.89%, down from 99.27% in December and equal to January one year ago.
